Our client is seeking an experienced Senior Property Manager to take overall responsibility for the day-to-day operations and performance of a two-property mixed commercial retail and office portfolio.

This role will be highly focused on property operations, service delivery, stakeholder management, and overall asset performance. The ideal candidate will be a well-rounded real estate professional with strong operational instincts and the ability to navigate the complexities of high-traffic, public-facing commercial environments.

Approximately 80% of the role will be focused on operational oversight, making this an excellent opportunity for someone who may have progressed from a Building/Operations Manager background into senior property management and brings a strong understanding of building operations, security, vendors, contracts, tenant relations, and property management fundamentals.

The successful candidate will report to senior regional leadership and will have the opportunity to build and lead the property team.

This role is 100% based on-site with travel to the second site regularly.

Key Responsibilities:

  • Assume overall accountability for the day-to-day operations, performance, and service delivery across two large-scale commercial properties.
  • Establish strong operational processes and standards as the properties transition into the portfolio.
  • Oversee building maintenance, inspections, preventative maintenance, emergency preparedness, life safety, security, and resolution of operational issues.
  • Provide hands-on oversight of high-traffic, public-facing property operations, ensuring a safe, secure, clean, and welcoming environment for tenants, customers, visitors, and the broader community.
  • Work closely with security providers and other operational service partners, including oversight of 24/7 security requirements.
  • Build effective working relationships with municipal representatives, public agencies, contractors, vendors, tenants, and other external stakeholders.
  • Manage vendor relationships and participate in the negotiation, renewal, and administration of service contracts to ensure quality, value, and appropriate service levels.
  • Oversee tenant service requirements, operational requests, lease-related obligations, and day-to-day tenant relationships.
  • Coordinate property initiatives, building improvements, repairs, and minor capital projects from planning through completion.
  • Identify operational efficiencies and opportunities to improve service delivery, building performance, tenant experience, and overall asset value.
  • Maintain oversight of property budgets, forecasts, operating expenses, recoveries, reporting, and cost-control initiatives.
  • Work collaboratively with internal stakeholders including leasing, asset management, finance, and other corporate functions.
  • Provide regular reporting and strategic recommendations to senior leadership regarding property operations, risks, opportunities, and performance.
  • Recruit, lead, develop, and provide direction to the on-site property operations team as staffing requirements evolve.
  • Initially oversee a team expected to include approximately 2–3 Building Operators, an Assistant Property Manager, and an Operations Manager, with the final structure developing as the properties are fully onboarded.
  • Establish clear expectations, accountability, work priorities, and performance standards for the property team.
  • Respond effectively to escalated tenant, operational, security, and service-related issues.
  • Ensure compliance with applicable legislation, regulatory requirements, health and safety standards, and established operating procedures.
  • Maintain accurate property records, reports, documentation, and operational information.
  • Take on other property management and operational responsibilities as required.

Key Qualifications:

  • 7+ years of progressive experience in commercial property management, building operations, facilities management, or a related field, with demonstrated leadership responsibility.
  • Strong preference for candidates with a background in building/operations management who have progressed into property management, or similarly well-rounded professionals who combine strong technical and operational knowledge with commercial property management experience.
  • Demonstrated experience managing retail and/or high-traffic commercial properties with complex operational requirements.
  • Strong understanding of building operations, maintenance, security, life safety, emergency response, vendor management, and contractor oversight.
  • Experience managing third-party service providers and negotiating or administering service contracts.
  • Comfortable communicating and working with municipalities, public agencies, contractors, tenants, security providers, and other external stakeholders.
  • Demonstrated ability to manage property budgets, forecasts, operating expenses, recoveries, reporting, and cost-control initiatives.
  • Proven people leadership experience, including the ability to coach, develop, motivate, and hold building operations and property management teams accountable.
  • Valid BC Rental Property Management License required. Candidates who are not currently licensed may be considered if they otherwise represent an exceptional fit and can obtain the required license within their first 9 months.
  • Post-secondary education in real estate, business, property management, facilities management, or a related discipline is preferred.
  • CPM or another relevant professional designation would be considered an asset.
  • Strong working knowledge of Microsoft Office, including Word, Excel, and Outlook; experience with Yardi or similar property management software is an asset.
  • Excellent communication and relationship-building skills, with the maturity and judgment to effectively manage sensitive situations and competing stakeholder priorities.
  • Highly organized and capable of managing multiple priorities in a fast-paced, operationally complex environment.
  • Strong decision-making and problem-solving abilities, with a practical, hands-on approach to resolving issues.
  • Professional, accountable, proactive, and results-oriented leadership style.
  • Comfortable working in an environment where priorities can shift quickly and where strong operational follow-through is essential.
  • Successful completion of a criminal background check as part of the employment process.

Compensation:

The successful candidate will receive an annual base salary between $120,000-$135,000 dependent on experience + healthy performance-based bonus + 4 weeks vacation + full benefits package.
