Project Manager – High-Rise Residential Construction

The Opportunity

Our client, an established high-rise residential developer/builder in Toronto, is seeking an experienced Project Manager to join their construction team.

The successful candidate will have full-cycle construction experience, with the ability to manage projects from preconstruction and design coordination through construction, turnover, and closeout. This position requires someone who is equally comfortable working in the office and on site, coordinating with consultants, trades, and internal stakeholders to keep projects progressing on schedule and within budget.

Strong technical capabilities are important for this role, including the ability to review and work with construction drawings and utilize CAD as required.

Key Responsibilities

  • Manage high-rise residential construction projects through the full project lifecycle, from preconstruction through completion and closeout

  • Coordinate architectural, structural, mechanical, electrical, and other consultant drawings

  • Work closely with consultants and trades to identify and resolve design and constructability issues

  • Review construction drawings, specifications, shop drawings, RFIs, and other technical documentation

  • Utilize CAD to review, interpret, coordinate, and make adjustments to drawings where required

  • Coordinate subcontractors, suppliers, consultants, and internal project stakeholders

  • Assist with tendering, trade procurement, scope reviews, and contract negotiations

  • Develop and maintain project schedules, budgets, procurement schedules, and cost reports

  • Monitor project progress and identify potential schedule, cost, or coordination issues before they impact construction

  • Manage change orders, RFIs, site instructions, and project documentation

  • Conduct regular site visits and work closely with site supervision to ensure construction aligns with drawings, specifications, quality standards, and project objectives

  • Participate in consultant and trade coordination meetings

  • Support inspections, occupancy, turnover, deficiencies, and project closeout

  • Maintain strong communication with ownership, consultants, trades, and other project stakeholders throughout the project

Qualifications

  • Minimum 5+ years of Project Management experience within the construction industry

  • Strong preference for candidates with Ontario high-rise residential or multi-storey construction experience

  • Demonstrated experience managing projects through the full construction lifecycle

  • Strong understanding of construction drawings, specifications, building systems, and construction sequencing

  • Previous involvement in preconstruction, design development, and consultant coordination

  • Working knowledge of AutoCAD or similar CAD software

  • Experience coordinating architects, engineers, consultants, subcontractors, and suppliers

  • Strong knowledge of RFIs, shop drawings, change management, procurement, budgeting, scheduling, and contract administration

  • Excellent organizational, communication, and problem-solving skills

  • Ability to work effectively between the office and active construction sites

  • Degree or diploma in Construction Management, Engineering, Architecture, or a related discipline is considered an asset
