Forum Asset Management – Head of Marketing

Location: In-Office, 181 Bay Street, Toronto

Work Schedule: Full-time, in-office (5 days/week)

About Forum:

Delivering Extraordinary Outcomes™ through Investment.

Forum Asset Management is a North American investor, developer, and asset manager with a 30+ year track record of delivering long-term value through real estate, private equity, and infrastructure investments. We are a purpose-driven firm committed to sustainability, responsible investing, and making a positive impact in the communities where we invest.

With over $3.9 billion in AUM, Forum is one of Canada's most dynamic investment platforms. In 2024, we completed the country's largest real estate transaction through our acquisition of Alignvest Student Housing, making us the largest owner and developer of Purpose-Built Student Accommodations (PBSA) in Canada. Our open-ended Real Estate Income and Impact Fund (REIIF) is now over $2.9 billion, backed by a $4.0 billion+ development pipeline that spans coast to coast.

Forum is also building one of the fastest-growing self-storage platforms in Canada, focused on acquiring, developing, and operating institutional-grade storage facilities in undersupplied urban markets.

REIIF Overview:

Forum Real Estate Income and Impact Fund (REIIF), Forum's flagship private REIT, is a sector-leading Fund investing in institutional-quality purpose-built student housing, as well as multi-family rentals and furnished apartments, in supply-constrained markets across Canada.

Launched in December 2021 with gross assets totaling $200M, REIIF ended 2025 at ~$2.8B of gross assets. REIIF has grown through its access to Forum's proprietary development pipeline and through the recent acquisition of Alignvest Student Housing REIT. REIIF's portfolio includes 32 assets spanning coast to coast, making it the largest owner of Purpose-Built Student Accommodations (PBSA) in Canada.

Forum is a values-led, high-performance organization. We embrace agility and innovation, and we strive to foster a team culture grounded in integrity, collaboration, humility, and results. Our growth is fueled by our ability to identify structural real estate themes and deliver strategies that balance income, impact, and long-term value creation.

Position Overview:

We are seeking a Head of Marketing to lead firm-wide marketing across our real estate, private equity and infrastructure platforms. Reporting to Forum's executive leadership, this is a player-coach mandate: you will set the strategy and carry a hands-on execution load across three connected fronts - leasing demand generation for Canada's largest student-housing portfolio (CSL and ALMA brands), investor and fund marketing in support of capital raising, and Forum's corporate brand and thought leadership.

You will run a lean, high-output team amplified by an AI-native operating model - Forum is committed to firm-wide AI adoption, and marketing is one of the functions furthest ahead. You will be measured on business outcomes: beds leased, investor pipeline contribution, and cost per outcome, not activity. This is a seat for someone who wants startup pace with institutional stakes.

Culture and Pace at Forum:

Forum thinks of itself as a 30-year-old start-up: dynamic, entrepreneurial team focused on creating value and positive impact. Our BHAG: grow the business to an AUM of at least $15 billion by 2030 while positively impacting a minimum of 50,000 lives. Marketing is one of the engines that gets us there, and we are looking for someone hungry to build it. Our core values are High Performance, Innovation, Integrity, Diversity and Impact. It is worth being direct about what that feels like day to day, because fit matters to us as much as credentials:

  • Velocity is cultural. We are an AI-forward firm where work that used to take weeks ships in days. You will prototype fast, measure, and keep what pays — “GSD” is written into our culture, and we mean it.
  • The scoreboard is visible. We run a written operating cadence with metrics reviewed weekly, from leasing velocity to campaign performance. People who like scoreboards thrive here.

If reading this gives you energy rather than pause, you will do well here — and we want to meet you.

Key Duties and Responsibilities:

Marketing Strategy & Revenue Accountability

  • Own the firm-wide marketing strategy and budget across leasing, investor and corporate fronts, allocating to measured return.
  • Tie marketing output to dollar outcomes — occupancy and leasing velocity, investor pipeline contribution, cost per lease and cost per qualified meeting — with a KPI reporting cadence leadership can act on.
  • Advance the attribution layer connecting spend to signed leases and qualified investor interactions.

Real Estate Leasing Demand Generation (CSL / ALMA)

  • Own full-funnel demand for a coast-to-coast student-housing portfolio: paid search, social, display and retargeting; Internet Listing Services; out-of-home and street-level activations; organic and AI search (SEO / AEO).
  • Run peak leasing season as a campaign operation — weekly leasing-velocity reads per property, reallocating spend and tactics to gap properties within the week.
  • Partner with leasing operations on conversion — speed-to-lead, call-centre quality, reputation and reviews — because filling buildings is the shared scoreboard.
  • Direct an agency and vendor ecosystem spanning creative, media, PR, video and activation, managing for output, cost and speed.

Investor & Fund Marketing

  • Support capital raising across Forum's fund family: fund collateral, fact sheets, investment cases and monthly performance communications — accurate, current and consistent across strategies, in English and French.
  • Build the advisor and wealth-channel program: targeted campaigns, lead capture and nurture into CRM (Salesforce), and conference and event execution from target-list build through post-event attribution.
  • Operate within Canadian marketing compliance — CASL and securities marketing requirements — with compliance review built into the workflow, not bolted on.

Corporate Brand & Thought Leadership

  • Steward the Forum brand and narrative; own ForumAM.com and the firm's digital presence.
  • Ship flagship content that compounds — the annual Impact Report, research-driven thought leadership built from Forum's own portfolio data, and executive PR and media.
  • Tell the story of Forum's technology and AI capability as a market differentiator.

AI-Native Marketing Operations

  • Run marketing as a system: ticketed workstreams, a daily operating cadence, and single-source dashboards — with the discipline to keep the board honest.
  • Build and direct agentic AI marketing capability — audience research, competitive analysis, copy, creative variation, performance analysis — so output scales without linear headcount.
  • Treat AI as a reflex: prototype in days, measure, and keep what pays for itself.

Team Leadership

  • Lead, develop and recruit a lean specialist team; set clear ownership, standards and performance expectations.
  • Model the player-coach standard: strategic synthesis and hands-on shipping, every week.

Candidate Profile:

  • 5+ years in marketing, including at least 2+ years in a leadership capacity leadership of demand generation with direct revenue accountability. We hire for trajectory and output, not tenure — AI has changed what one person can do, and we expect our leaders to prove it.
  • The ability to both lead and execute at high pace: set the strategy in the morning and ship the campaign in the afternoon. We run at the velocity and output standard of the best high-growth startups, and this seat is for someone who finds that energizing rather than exhausting.
  • Proven full-funnel performance marketing: paid digital, SEO and AI-search optimization, conversion optimization, and attribution analytics (GA4, CRM-based reporting).
  • Evidence of building with AI — agentic workflows, automation, AI-assisted content systems — not just using the tools. We hire builders.
  • Strong writing and executive communication; the ability to translate complex investment products into clear, credible messaging.
  • Comfort operating in a metrics-driven cadence where results are visible weekly.

Strong assets

  • Asset management, financial services or fund marketing experience, including familiarity with Canadian marketing compliance (CASL; securities marketing rules).
  • Real estate, student housing, multifamily or other lease-up and consumer-conversion businesses.
  • Experience directing agencies across creative, media and PR.
