The Sales Manager will be responsible for the day-to-day duties of managing complex sales campaigns, working closely with the marketing team to launch projects, monitor project sales performance, as well as report on sales progress to the executive team, and other duties in support of the Development, Accounting and Finance teams.

The roles and responsibilities will include:

  • Responsible for Sales Office operations, contract administration, tracking and reporting.
  • Manage the key day-to-day sales activities including managing sales teams, site administrators, outside brokers
  • Prepare and review agreements of purchase and sales
  • Implement approved sales and administrative processes
  • Working closely with listing brokerage to support ongoing sales efforts and initiatives of each project
  • Assist in developing and managing all aspects of project sales, client services, launches and sales campaigns to ensure sell-out
  • Collaborating with the marketing team to maintain brand image that is effective for sales
  • Collect and disseminate feedback from the sales centre regarding marketing functions such as brochures, ads, website, signage, eblasts, event planning and execution etc.
  • Stay current with new product launches, product pricing, realtor incentives, resale markets
  • Manage commission payouts to maintain relationships with company's Brokers and Realtors
  • Conduct and analyze market research on projects, industry trends and sales performance and incentive packages of competitors
  • Continually manage and update sales grids, incentives, and promotion handouts
  • Review Listing Brokerage's collateral and ensure accuracy and cohesiveness with approved sales strategies
  • Support sales team functions to uphold a high standard of service and quality
  • Attend weekly on and off-site sales meetings
  • Tracking current and forecasted project sales
  • Collaborate with legal team on condo documents and the Agreement of Purchase and Sale
  • Managing our CRM/POS software and ensuring accuracy
  • Assist with the development and execution of Sales reporting tools
  • Work with Director of Sales to ensure that brand scripts and tools for third Party Sales Representatives are implemented.

Requirements:

3-5 Years of New Home Builder or Developer Sales Manager experience.

The ability to work independently and in a team

Excellent written, verbal and interpersonal communications skills

Have strong people management and knowledge of project management, ability to train and manage change and exhibit strong collaboration skills

Proficient at data analytics to study and understand customer and market

Must possess strong leadership, organizational skills, and ability to prioritize tasks within a demanding fast-paced environment
