Job Title: Project Manager - High-Rise Residential Construction

Salary: Competitive, based on experience $155,000 - $200,000 /year

Project Duration: Approx. 2 years

Job Description:

Our client is seeking a highly experienced Project Manager to lead a residential mid/high-rise construction project. This is a full-time, in-office/on-site role where the candidate will be responsible for managing the project from start to finish, ensuring successful completion within the required timeframes and budgets. The ideal candidate will have a proven track record in managing large-scale construction projects, particularly in the residential high-rise sector. You will work closely with the Vice President of Construction and lead a team of 10-15 professionals, ensuring all aspects of the project run smoothly, including coordination of permits, paperwork, and liaising with various stakeholders.

Key Responsibilities:

  • Lead the overall planning and execution of the high-rise residential construction project.
  • Manage the entire project lifecycle from pre-construction to final handover.
  • Supervise and manage a project team of 10-15, ensuring roles and responsibilities are clear and deadlines are met.
  • Oversee project scheduling, budgeting, and resource allocation to ensure the project remains on track.
  • Work closely with the VP to ensure effective decision-making and communication across all levels.
  • Coordinate and manage subcontractors, trades, and vendors while establishing positive working relationships.
  • Ensure compliance with all relevant building codes, safety standards, and permit requirements.
  • Manage all documentation, including contracts, changes, and regulatory paperwork.
  • Develop and maintain strong relationships with stakeholders, including architects, engineers, city planners, and construction teams.
  • Maintain detailed progress reports, including cost control, risk management, and schedule updates.
  • Ensure high levels of quality control and resolve any onsite issues promptly.

Requirements:

  • Experience: Minimum of 2-3 full-cycle projects from start to finish.
  • Industry Focus: Strong experience in residential mid/high-rise construction.
  • Tenure: At least 4-5 years in previous roles, demonstrating commitment and the ability to manage long-term projects.
  • Leadership Experience: Proven experience managing and running a team on-site, with the ability to motivate and guide both the internal team and subcontractors.
  • Project Stage: Must be comfortable working in the final stages of paperwork and permits, with a focus on gearing up for the construction phase.

Project Timeline: Will oversee the completion of the project within approximately 2 years.
