About the Role:

We are seeking an experienced Property Manager to oversee a diverse property portfolio that includes residential buildings, commercial and mixed-use properties. The ideal candidate will excel in managing tenant relationships, ensuring regulatory compliance, maintaining financial oversight, and optimizing overall property operations. This position demands a seasoned professional who excels in a dynamic, entrepreneurial setting, consistently upholding high standards of accountability.

Key Responsibilities:

Portfolio Management: Oversee a mixed portfolio with an emphasis on residential multi-residential properties while also managing commercial and mixed-use assets. Implement strategies to achieve high occupancy rates, maintain tenant satisfaction, and ensure optimal property condition.

Onboarding New Projects: Manage the integration of new development projects into the portfolio, ensuring smooth coordination with development and management team to uphold all standards.

Budget and Financial Management: Develop and manage detailed budgets for each property within the portfolio, closely monitoring operating expenses and income to achieve financial targets, conduct thorough studies of all contracts and identify areas for financial optimization. Prepare and maintain multi-year capital expenditure plans outlining recoverable and non-recoverable projects.

Monthly Reporting: Monitor expenses on a monthly basis by reviewing actual versus budgeted property-level performance and conduct variance analysis. Provide recommendations to Asset Management to ensure expenses remain within prescribed budget. Assist with the creation of any monthly reporting templates and/ or dashboards on an as needed basis, in collaboration with Asset Management.

Tenant Relations: Build and maintain strong relationships with tenants across all property types, implementing community engagement programs to enhance tenant loyalty and overall satisfaction.

Rental Strategy: Work with the asset management and leasing team to perform market analyses to set competitive rental rates across different property types, adapting strategies in response to market dynamics and tenant demographics.

Tenant Acquisition and Retention: Lead marketing efforts for tenant acquisition and engage in active retention strategies to sustain high-quality tenancy across the portfolio.

Lease Management: Work with residential rental leasing team to ensure all leasing processes, from application through to lease renewal, are conducted transparently and efficiently, in full compliance with the Residential Tenancy Act of British Columbia. Participate in routine commercial tenancy renewals and new commercial tenant prospecting including touring brokers and tenants, and assist with commercial lease drafting.

Maintenance and Upgrades: Coordinate preventative maintenance and timely upgrades across all properties, prioritizing tenant safety and property value enhancement.

Emergency and Routine Response: Establish protocols for both routine and emergency responses to maintenance requests, addressing all issues promptly to minimize tenant disruption and maintain trust.

After-Hours and Emergency Response: Available to respond to after-hours emergencies, ensuring quick and effective handling of urgent property issues. Develop and oversee a reliable communication system for emergencies to maintain property safety and tenant security.

Qualifications:

Experience: Minimum of 5 years in property management, with substantial experience in managing multi-residential buildings alongside commercial and mixed-use properties.

Education: Diploma or Bachelor's degree in Business Administration, Real Estate, or related field.

Skills:

  • Adept in MS Office.
  • Proficiency in Property Management Systems (PMS), with Yardi Voyager considered a major asset.
  • Maintenance IQ or similar maintenance management software experience considered an asset.
  • Excellent communication and conflict resolution skills.
  • Thorough knowledge of the Residential Tenancy Act of British Columbia.
  • Certifications: Certification in property management (e.g., CPM, RPA) highly desirable.
  • Other Requirements: Valid driver's license and personal vehicle required for property visits.

The compensation range for this role is $90,000 to $120,000 annually, depending on candidate experience and qualifications.
