The General Contracting Senior Project Manager (PM) will oversee all phases of the construction project and is responsible for ensuring project quality, schedule, cost control, project controls, safety, and adherence to specifications and contractual requirements. The Senior PM will lead, manage, coordinate, and be accountable for the successful delivery of large and/or multiple projects through leading, coaching, and developing the project team.

Key Responsibilities:

  • Coordinate with architects, engineers, and consultants during the design and construction phase.
  • Identify and mitigate risks early
  • Resolve issues related to design, scheduling, or subcontractor performance
  • Define project scope, goals, and deliverables
  • Review of the procurement of materials and equipment
  • Monitor, track and update project budgets, expenditures and control costs
  • Assist in the development and management of project budgets with the estimating team
  • Assist in reviewing bids and selecting subcontractors/suppliers with the estimating team
  • Participate in SPR meetings and in finalizing the scopes of work
  • Assist in obtaining necessary permits and approvals.
  • Track progress reports, site diaries, change logs, RFI logs, submittal logs, consultant/city/3rd party reports and inspections, meeting minutes
  • Prepare and submit project completion documents
  • Ensure the site team has access to all relevant project documents - ensure Fieldwire stays up to date with drawings and documents
  • Prepare and present financial reports, monthly forecasts, and project invoices/billings
  • Monitor project costs to avoid overruns and ensure profitability
  • Develop and maintain project schedules and milestones monthly, including updates, baseline and progress tracking.
  • Identify and mitigate potential delays by completing the risk and issues log.
  • Implement and enforce quality control standards and ensure construction meets all quality standards and specifications
  • Attend on-site Safety training (per annual)
  • Review and sign off on internal safety inspections (Monthly)
  • Coordinating inspections with relevant authorities and consultants
  • Act as the main point of contact between clients, consultants, and contractors
  • Lead regular site and project OAC meetings
  • Maintain regular communication with clients, stakeholders, and team members, and provide updates
  • Assist the site team in allocating labour, materials, and equipment effectively
  • Provide regular progress updates and reports to clients and senior management
  • Identify potential risks and develop mitigation strategies
  • Manage and resolve any issues or conflicts that arise during the project
  • Oversee project closeout activities, including final inspections and documentation
  • Manage deficiency lists and warranty follow-ups
  • Deliver close-out documentation, including as-builts, manuals, and warranties
  • Schedule close-out meetings with Estimating, Accounting, Management, Site Super, and PC
  • Ensure all project documentation is completed and archived appropriately
  • Adhere to all company policies and procedures
  • Perform any other duties that may be assigned, whether specifically or generally related to the role.
  • Review the shop drawings and oversee the shop drawing review.
  • Assist, and mentor junior team members to accelerate onboarding and skill development

Qualifications

  • College/University degree in construction management, civil engineering, or a related field
  • PMP (Project Management Professional) or equivalent certification is an asset
  • Minimum of 5-7 years of experience in construction project management
  • Knowledge of stipulated price contracts, construction management contracts CCDC 5A/5B
  • Strong knowledge of construction methods, materials, and regulations in Ontario
  • Proficiency in project management software and tools
  • Excellent leadership, communication, and organizational skills
  • Ability to manage multiple projects simultaneously and meet deadlines
  • Strong problem-solving and decision-making abilities
  • Effective negotiation and conflict resolution skills
  • Ability to work under pressure and adapt to changing circumstances
  • Detail-oriented with a focus on quality and accuracy
  • Proficiency in Microsoft Office Suite and project management software (e.g., ViewPoint, Fieldwire)
