The Housing Team is focused on creating and stewarding a sustainable, equitable, and community-driven parallel housing system that provides opportunities unavailable in the general market. This includes supportive housing, affordable rental, and attainable homeownership models that support people exiting homelessness, strengthen housing stability, and address gaps such as missing-middle housing.

Reporting to the Director, Affordable Housing, the Property Manager is responsible for protecting the long-term value, performance, and sustainability of United Way Maritimes' housing portfolio. Working closely with housing team members and organizational partners, this role provides strategic and operational leadership to ensure housing assets are operated safely, efficiently, and in accordance with United Way Maritimes' values and applicable legislation.

The successful candidate will oversee building operations, maintenance programs, capital planning, contracted service providers, financial performance, regulatory compliance, insurance administration, and risk management while helping create housing communities where residents can thrive.

The key responsibilities of the role include:

  • Asset Management: Develop and implement long-term asset management strategies to ensure the sustainability, performance, and value of United Way Maritimes' housing portfolio. This includes supervising property coordinators, managing capital and lifecycle planning, coordinating preventative maintenance and asset assessments, and supporting the transition of new developments into operations.
  • Property Operations: Oversee the day-to-day operation and maintenance of housing assets to ensure buildings are safe, secure, clean, and well-maintained. This includes monitoring building performance, completing minor repairs when appropriate, developing operational standards, and coordinating emergency preparedness and business continuity planning.
  • Contract & Vendor Management: Manage the procurement, contracting, and performance of maintenance contractors and service providers to support effective property operations. This includes overseeing RFP processes, negotiating service agreements, monitoring quality standards, and ensuring all contracted work complies with legislative and organizational requirements.
  • Compliance & Risk Management: Ensure housing operations comply with Residential Tenancy legislation, Occupational Health & Safety requirements, fire and accessibility standards, insurance obligations, and other regulatory requirements. This includes coordinating inspections and reporting, managing insurance claims, and proactively identifying and mitigating operational risks.

Qualifications

  • Experience: Minimum five years of progressive experience in property or asset management.
  • Education: Post-secondary education in Property Management, Facilities Management, Business Administration, Engineering Technology, Construction Management, or a related discipline.
  • Demonstrated repair, maintenance and construction skills.
  • Experience supporting direct reports, providing guidance, mentorship and accountability.
  • Experience managing affordable or multi-unit residential housing preferred.
  • Experience managing operating budgets and capital planning.
  • Experience procuring and managing contracted services.
  • Knowledge of building systems and preventative maintenance.
  • Knowledge of Occupational Health & Safety requirements.
  • Familiarity with Residential Tenancy legislation.
  • Strong contract administration and negotiation skills.
  • Excellent organizational, analytical, and problem-solving skills.
  • Possess construction/repair tools and access to reliable vehicle.
  • Proficiency with Microsoft Office, SharePoint, Excel, and property management software.

United Way Maritimes is committed to a comprehensive compensation package including salary, vacation pay, additional time-off during the December holiday period, and professional development and training. The semi-monthly rate of pay for this position is $1,708.
