Ocean Breeze Village is a landmark coastal development and one of Atlantic Canada's largest master-planned communities. The project is being developed in carefully phased releases over the next 10-12 years and will deliver over 35 newly-serviced subdivided lots with potential for more than 5,000 residential units. The lots are being sold to developers and builders for medium- to high-density residential and mixed-use projects. With infrastructure, servicing, and community-building at the forefront, Ocean Breeze presents a rare opportunity for forward-thinking developers to shape a dynamic, sustainable and livable community.

We're seeking an experienced and entrepreneurial Sales Coordinator - Land Sales to manage all lot sales for Ocean Breeze. This individual will serve as the primary liaison with developers, investors, and builders, facilitating negotiations, coordinating with legal and marketing teams, and ensuring a high level of professionalism and follow-through across all touchpoints. This is a flexible, work from home role with strong earning potential, hired under the ownership group Basin Heights Community Limited Partnership. You'll work closely with RAD Marketing, the project's exclusive marketing partner.

This is a 100% commission-based sales role with no base salary. Commission rates are competitive and aligned with lot value. Sales support is provided through RAD Marketing and the Ocean Breeze development team.

Responsabilités

- Lead all land sales efforts for Ocean Breeze, handling the full sales lifecycle from lead generation to closing.

- Qualify incoming leads and conduct outreach to developers and builders.

- Host site visits, virtual meetings, and presentations on lot opportunities and servicing details.

- Guide clients through Letters of Intent (LOIs), offers, due diligence, and closings.

- Negotiate commercial terms within the strategic framework set by the development team.

- Coordinate with legal counsel and track deposits, conditions, and closing deliverables.

- Work closely with RAD Marketing to align promotional efforts with sales goals.

- Maintain accurate reporting of sales activities and forecasts.

- Represent the Ocean Breeze brand at real estate events and community forums.

Qualifications

- 5+ years of experience in commercial, land, or subdivision sales.

- Track record demonstrating ability to close sophisticated multi-million dollar deals

- Strong understanding of the development process, including planning, zoning, servicing and the land sales including pro formas, agreements, easements, restrictive covenants etc.

- Existing network of developer and builder contacts.

- Excellent communication, negotiation, multi-tasking and organizational skills.

- Licensed real estate professional in Nova Scotia or eligible for licensing.

- Experience with phased development and land entitlement is an asset.
