Kingsley Management Inc is seeking a highly experienced and motivated Senior Residential Property Manager to join our team. The Senior Residential Property Manager will be responsible for overseeing the operational and financial performance of our residential property portfolio. We are looking for a candidate who is highly organized, detail-oriented, and thrives in a fast-paced environment. The ideal candidate will have a strong background in property management, excellent communication and leadership skills, and a proven track record of successfully managing residential properties.

Responsibilities:

Property Management:

  • Oversee all aspects of residential property management, including leasing, tenant relations, maintenance, and financial performance.
  • Develop and implement strategies to optimize occupancy rates and rental income.
  • Conduct regular inspections of properties to ensure they are well-maintained and meet high standards.

Tenant Relations:

  • Ensure effective communication and build strong relationships with tenants.
  • Address and resolve tenant concerns, complaints, and maintenance issues in a timely manner.
  • Be on-call for after-hour emergencies.
  • Collaborate with leasing agents and marketing team to attract and retain high-quality tenants.

Financial Management:

  • Prepare and manage property budgets, including rent collection and expense management.
  • Analyze financial reports and implement strategies to improve property performance and profitability.
  • Coordinate with accounting team to ensure accurate and timely financial reporting.

Staff Management:

  • Supervise and mentor property management staff, providing guidance and support.
  • Conduct regular performance evaluations and provide feedback for professional growth.
  • Develop and implement training programs to enhance staff skills and knowledge.

Legal and Regulatory Compliance:

  • Ensure property management practices comply with all applicable laws, regulations, and industry standards.
  • Maintain up-to-date knowledge of landlord-tenant laws and regulations.
  • Address any legal issues or disputes; attend LTB hearings when required.

Vendor and Contractor Management:

  • Select and oversee vendors and contractors for property repairs and maintenance.
  • Negotiate and manage contracts to ensure cost-effective and high-quality services.

Continuous Improvement:

  • Stay informed about industry trends and best practices in property management.
  • Identify areas for improvement and implement process enhancements to enhance operational efficiency.

Additional Responsibilities:

  • Perform any additional duties as assigned by senior management.

Requirements

  • Minimum 5 years experience in residential property management.
  • Proven experience in managing a portfolio of residential properties.
  • Strong knowledge of landlord-tenant laws and regulations.
  • Excellent communication and interpersonal skills.
  • Experience in budgeting, financial analysis, and reporting.
  • Strong leadership and team management skills.
  • Highly organized and detail-oriented.
  • Proficiency in property management software.
  • Ability to prioritize and manage multiple tasks.
  • Bachelor's degree in Business Administration or a related field (preferred).
