Join our dynamic team as a High-Rise Senior Project Manager and take your career to new heights at our Head Office in Pickering. As an integral part of our High-Rise Construction team, you'll spearhead the management of pre-construction design, building approvals, and project leadership with enthusiasm and dedication.
Responsibilities:
Ownership Mentality: Take charge of your projects from pre-sale to building turnover, ensuring all profit objectives are met. Coordinate and lead your team to deliver results aligned with project objectives in a cost-conscious manner.
Expertise and Insight: Stay fully informed on project details, short-term and long-term impacts, and align efforts with Tribute's corporate objectives. Your knowledge and understanding will drive projects to success, on time and within budget.
Project Evolution: Make informed recommendations and manage decisions affecting project outcomes, budgets, and schedules.
Delegation and Mentorship: Act as a mentor, fostering the growth of your team while delegating tasks to support project objectives.
Requirements

Concept to Completion: Assist in creating preliminary construction budgets, developing efficient building designs, and securing municipal approvals. Implement value engineering solutions to optimize project outcomes.
Pre-Sales Support: Directly engage in marketing coordination, consultant coordination, and sales team collaboration to ensure a seamless pre-sales stage.
Pre-Construction Expertise: Coordinate drawings, ensure adherence to corporate high-rise methods, and develop schedules for construction and occupancy.
Construction Leadership: Prepare tender packages, negotiate contracts, and maintain safety standards throughout the construction process.
Customer Care Focus: Champion a customer-centered approach, delivering units on time and exceeding homeowner expectations.
Project Close-Out Excellence: Ensure successful move-ins, complete all building deficiencies, and collaborate across departments for project success.
Work with team to ensure successful move-ins, i.e., site staff, customer care and property management;

  • Ensure that the building is complete from the common amenity to the exterior landscape before first occupancy;
  • Ensure that all deficiencies are cleaned up expeditiously;
  • Provide support to customer care team about sensitive occupancy issues;
  • Collaborate with all internal departments to ensure the success of all remaining inventory product (i.e., suites, parking, lockers);
  • Work with technical audit to complete any building deficiencies needed for sign off.
