The Opportunity

The Building Attendant is key to achieving the goal of creating exceptional service and best-in-class resident experience through timely and efficient maintenance throughout the building, including but not limited to the parking, exterior, and amenity areas of the property. The Building Attendant must be willing to be assigned to other ONE Properties as required.

The Building Attendant reports to the Service Manager

Accountabilities

Operations

  • Perform scheduled preventive, routine and emergency maintenance, as directed by the Service Manager.
  • Whirlpool daily checks and maintenance.
  • Cleaning of amenity fixtures such as barbeques, patio furniture, pet relief area, etc.
  • Daily vacant suite checks, ensuring no leaks, extreme temperature fluctuations, or security breaches are present.
  • Monitor parking, work with site team and management to enforce Rules and Regulations.
  • Accompany vendors and contractors while work is being completed, if required.
  • Practice occupational health and safety standards; Ensure all mechanical areas are clean, swept, mopped, and safe for all occupants.
  • Elevator, life /safety testing and recording as required.
  • Ensure all tools and cleaning equipment is maintained and serviced regularly
  • Handle and store hazardous materials appropriately, ensuring all SDS are kept readily available and up to date and promptly responding to environmental hazards.
  • Assist with completing work orders and turnover maintenance. i.e. patching, painting, plumbing, etc.
  • Assist with snow removal and ice melt application.
  • Daily building and weekly checks, ensuring all garbage and debris is removed, items are secure, and no immediate falling or trip hazards are present.
  • Assist with indoor and outdoor shrub, seasonal and potted plant maintenance, including watering.
  • Push out waste / recycle / and organics bins for service as scheduled.
  • Assist with general housekeeping items, including litter pick-up, sweeping, shoveling, pressure washing, or other items as assigned by the Service Manager.
  • Assist with receiving deliveries, and assembling items (ex. shelving), as required.
  • Other related duties as required. May require heavy lifting
  • Uphold and report breaches of the rules and regulations of the property.

Customer Service

  • Practice excellent resident relations through working collaboratively with other team members to ensure resident requests and concerns are dealt with in a timely and professional manner.
  • Further support efforts to ensure excellent resident satisfaction and service delivery and exceeding resident expectations through prompt service and ongoing communication.
  • Participate in resident and staff community support events, as appropriate.
  • Ensure work area is left clean upon completion of work/visit.

Administration and Reporting

  • Complete all work order documentation completely, accurately, and in a timely manner.
  • Maintain up-to date Safety Data Sheets for maintenance products and adherence to the OHSA rules and regulations.
  • Keep current all maintenance records, files, property logs, and documentation in accordance with established procedures.
  • Responsible for daily entries in the snow removal log, seasonally.
  • Interact with residents in a customer-service oriented manner.
  • Complete work order documentation and forward for follow-up, sending priority communication to the Service Coordinator if there was a reason the work could not be completed in one visit.
  • Maintain excellent resident relations by employing customer service-based approaches, address and document resident concerns and complaints and any emergencies in the building.

Requirements

Education - High school diploma supplemented with OHSA, WHMIS and First Aid. Customer service training an asset. Knowledge of basic construction, labour, gardening and plant care an asset.

Experience – Minimum 1 years' experience in basic property maintenance. General knowledge and ability to safely operate small hand and power tools. Experience in property management or hospitality industry preferred. Familiarity with the emergency operation of electrical systems, elevator(s), boiler/chiller, fire panel and life safety systems, mechanical systems, emergency generator, and sprinkler systems would be an asset.

Relationship Skills - Able to communicate effectively and professionally and able to develop and sustain cooperative working relationships with team members and residents; ability to exercise confidentiality. Fluent in oral and written English.

Organizational/Multi-Task Skills - Ability to allocate one's time effectively, work under pressure; ability to handle multiple demands and competing priorities, adapt to new ideas and constant changes; results oriented.

Availability - Flexibility to work day, evening and weekend shifts, month end, regardless of weekend or statutory holiday status, and may be included in the emergency on-call rotation. Willing to be available in emergency or unavoidable situations.

Computer Skills – Skill in working with apps on hand-held devices.

Abilities – Must be fully mobile and able to lift at least 50 lbs. Tasks may include repetitive movement.

Equipment - Must be able to supply their own personal hand tools.

Police Clearance - A criminal verification check is required for employment.
