Job Title: Financial Analyst
Location: Vaughan, Ontario
Responsibilities:
- Conduct financial analysis and modeling to evaluate the feasibility, profitability, and risk associated with residential development projects.
- Prepare detailed financial forecasts, budgets, and cash flow projections to support project planning and investment decisions.
- Analyze market trends, demographic data, and competitive landscapes to identify potential opportunities and risks in target markets.
- Evaluate financing options, including debt, equity, and joint venture structures, to optimize capital structure and funding strategies.
- Monitor project performance and variance analysis against budgeted targets, identifying key drivers and recommending corrective actions as needed.
- Prepare comprehensive investment memorandums and presentations for internal stakeholders and external partners.
- Assist in due diligence processes, including financial due diligence, legal documentation review, and risk assessment.
- Support negotiations with lenders, investors, and other stakeholders to secure financing and partnership agreements.
- Stay informed about industry trends, regulatory changes, and best practices in residential development finance.
- Collaborate with project teams to optimize project economics, streamline processes, and drive continuous improvement initiatives.
Requirements:
- Bachelor's degree in Finance, Accounting, Real Estate, or a related field. MBA, CPA or CFA designation is preferred.
- Minimum of 3-5 years of experience in financial analysis, preferably in residential real estate development or investment.
- Proven proficiency in financial modeling, valuation techniques, and capital budgeting methods.
- Strong analytical skills with the ability to interpret complex financial data and generate actionable insights.
- Excellent communication and presentation skills, with the ability to articulate financial concepts to diverse stakeholders.
- Detail-oriented mindset with a commitment to accuracy and precision in financial analysis and reporting.
- Proficiency in Microsoft Excel, financial modeling software, and other relevant tools.
- Ability to thrive in a fast-paced, collaborative environment while managing multiple priorities and deadlines effectively.
