The ideal candidate will be able to interpret architectural and structural plans, develop comprehensive scopes of work, identify potential project risks, and deliver competitive, detailed estimates within strict deadlines. This role requires strong technical knowledge, attention to detail, and the ability to collaborate effectively with sales, design, drafting, and project management teams.
Key Responsibilities
Estimating and Cost Analysis
Prepare detailed construction cost estimates based on project drawings, specifications, and scope of work using industry-standard estimating and takeoff software.
Conduct accurate material and labour quantity takeoffs to establish reliable project budgets.
Analyze architectural and structural drawings, blueprints, and technical documents to determine project requirements.
Prepare comprehensive bid proposals, including cost breakdowns, project timelines, and risk assessments.
Identify potential cost-saving measures, value-engineering opportunities, and project risks during the estimating process.
Identify applicable requirements under Part 9 of the Nova Scotia Building Code and the National Building Code of Canada that may affect project costs.
Site Assessments and Project Coordination
Conduct site visits and inspections to assess existing conditions, document site-specific challenges, and identify factors that may affect project costs.
Use photographic documentation, Matterport 3D scanning, and other assessment tools to support accurate estimating.
Collaborate with designers, project managers, clients, subcontractors, and suppliers to clarify project scope, obtain pricing, and resolve discrepancies.
Maintain proactive communication with sales, drafting, and design teams regarding design changes, scope adjustments, and potential cost implications.
Subcontractor and Supplier Management
Prepare detailed bid packages for subcontractors and trade partners.
Review and compare subcontractor quotations to ensure consistent scope coverage and accurate, like-for-like comparisons.
Evaluate supplier pricing, negotiate favourable terms, and provide informed recommendations for subcontractor selection and contract awards.
Monitor current material costs, labour rates, and market trends to maintain competitive and accurate estimates.
Estimating Systems and Documentation
Use estimating software and internal tools to develop detailed project estimates and prepare formal construction contracts that accurately reflect the approved scope of work.
Maintain and update estimating databases, cost catalogues, unit pricing, and standard assemblies to ensure accuracy and consistency.
Maintain organized records of estimates, bids, takeoffs, contracts, and supporting documentation.
Ensure accurate data entry and consistent estimating practices to minimize cost variances during construction.
Stay informed about industry developments, construction methods, materials, regulations, and estimating technologies.
