Reporting to: Founder & CEO
Company & Role Overview
A founder-led commercial construction company is seeking a VP of Business Development to drive its next phase of growth by building a predictable pipeline of larger commercial and industrial construction projects across the Greater Toronto Area.
With business development currently led by the founder, this executive will take ownership of new business generation, strengthen existing client relationships, and establish a scalable approach to strategic account development.
This is a hands-on, revenue-generating leadership position, not a traditional sales management role. Success requires an established industry network, direct engagement with owners and decision-makers, and the ability to convert relationships into profitable construction contracts.
The primary objective is to secure $20M in net new project commitments in 2027, with a focus on projects valued between $5M and $10M.
Key Responsibilities
Business Development & Pipeline Generation
- Personally originate, pursue, and close mid-market commercial and industrial construction projects valued at $5M–$10M.
- Leverage existing industry relationships to generate qualified opportunities.
- Develop new relationships with developers, private owners, institutional clients, and key decision-makers.
- Expand existing accounts by identifying larger projects and additional business opportunities.
- Evaluate opportunities based on commercial viability, risk, and profitability.
- Lead major pursuits, client presentations, and strategic business discussions.
- Build and maintain a qualified pipeline with clear visibility into upcoming opportunities.
Strategic Account Development
- Identify and prioritize high-value accounts with long-term growth potential.
- Develop account strategies to expand relationships with existing clients.
- Establish direct relationships with owners, developers, and senior decision-makers.
- Understand client needs and position the company as a trusted strategic construction partner.
- Drive repeat business through strong relationships and consistent client engagement.
Project Coordination & Execution
- Collaborate with project management and construction leadership to evaluate opportunities and coordinate project transitions.
- Ensure seamless handoffs from business development to project execution.
- Participate in project kickoffs and maintain client relationships throughout delivery.
- Incorporate project delivery insights into future business development strategies.
Growth Strategy & Market Intelligence
- Partner directly with the Founder & CEO to shape business development strategy.
- Monitor market trends, competitive dynamics, and emerging opportunities.
- Identify attractive construction sectors and new client segments.
- Provide regular pipeline reporting, revenue forecasts, and strategic recommendations.
- Contribute to decisions regarding project structure, commercial strategy, and market positioning.
What Success Looks Like
First 12 Months
- Secure $20M in net new signed project commitments.
- Establish a visible, qualified pipeline of high-probability opportunities.
- Develop 6–10 new strategic client relationships.
- Expand business with 2–3 existing key accounts.
- Build strong alignment between business development and project delivery teams.
- Contribute to a more structured and effective growth strategy.
Performance will be measured by the value of signed contracts originated or significantly expanded, rather than proposal volume.
Long-Term Impact
- Increase annual construction volume through profitable new business.
- Develop multiple active projects in the $10M–$50M range.
- Diversify the company's strategic client portfolio.
- Establish developer and private-owner relationships as major revenue sources.
- Strengthen long-term partnerships with existing clients.
- Become a recognized representative of the company within the GTA construction market.
What Makes You a Great Fit
- Construction Industry Experience: Ideally 8–10 years of experience in commercial or industrial construction, with a strong business development background.
- Proven Business Origination: Demonstrated success personally sourcing, negotiating, and closing construction projects.
- Established GTA Network: Existing relationships with developers, property owners, institutional clients, and construction decision-makers.
- Mid-Market Growth Experience: Understanding of how to scale a founder-led construction business into a larger, more structured operation.
- Commercial & Technical Credibility: Ability to discuss project strategy, delivery models, and execution with both clients and construction professionals.
- Financial Acumen: Strong understanding of project margins, profitability, commercial risk, and P&L accountability.
- Strategic Relationship Building: A track record of developing lasting client partnerships and generating repeat business.
- Entrepreneurial Leadership: Comfortable working independently, making decisions, and operating in a fast-moving, founder-led environment.
- Hands-On Approach: Motivated by personally creating opportunities and winning business rather than managing the process from a distance.
Compensation & Incentives
Base Salary: CA$150,000–$175,000 annually, depending on experience and track record.
Performance-Based Commission: Additional compensation based on the gross profit generated by projects personally developed.
The structure is designed to reward measurable business creation and profitable growth.
