Our client is seeking an experienced Operations Supervisor to oversee the day-to-day building operations, maintenance, and technical performance of a diverse commercial real estate portfolio in Edmonton.
This is a hands-on leadership position suited to a technically strong building operations professional who is comfortable working across mechanical, electrical, HVAC, life safety, and building control systems. The successful candidate will help ensure that properties are operating safely, efficiently, and in accordance with established standards, while also providing guidance and oversight to on-site operations personnel.
The portfolio consists of approximately 15 commercial properties, primarily located in Edmonton's south side, with a combination of office and industrial buildings. The role will have regular interaction with tenants, contractors, service providers, inspectors, and internal stakeholders.
The position is on-site at a central Edmonton office location, with travel between properties as required. There is an on-call rotational component to the role.
Key Responsibilities:
- Oversee the daily operation and maintenance of an assigned portfolio of commercial properties, ensuring buildings remain safe, functional, well-maintained, and operating efficiently.
- Lead preventative maintenance activities, routine inspections, equipment tracking, in-house repairs, and maintenance planning.
- Monitor and troubleshoot major building systems, including HVAC, heating and cooling equipment, electrical systems, ventilation, lighting controls, building automation systems, fire/life safety systems, and related mechanical infrastructure.
- Ensure equipment, controls, alarms, and building systems are appropriately monitored, maintained, and addressed when deficiencies arise.
- Respond to building emergencies, operational issues, and environmental concerns in a timely and professional manner.
- Act as a key point of contact for tenant maintenance requests, HVAC concerns, environmental issues, and other building-related matters.
- Maintain strong working relationships with tenants and provide a high level of service while addressing operational concerns.
- Monitor contractor and construction activity to ensure work is completed appropriately and does not negatively impact base building systems or ongoing operations.
- Identify opportunities to improve building systems, enhance reliability, increase energy efficiency, and support sustainable equipment upgrades.
- Provide day-to-day direction and oversight to building operations personnel, including at least one Building Operator, with responsibility for coordinating schedules, assignments, vacation coverage, and overall work priorities.
- Support employee development, performance management, hiring activities, and other people-management responsibilities as required.
- Coordinate with contractors, consultants, inspectors, and service providers to ensure work is completed safely, effectively, and in accordance with requirements.
- Assist with operating budgets, maintenance planning, service contracts, and other property-related financial requirements.
- Maintain accurate maintenance records, equipment documentation, building files, and operational logs.
- Ensure compliance with applicable health and safety requirements, company policies, and established operating procedures.
- Participate in an on-call rotation, generally approximately every 2–3 weeks, subject to staffing levels.
- Travel between properties throughout the Edmonton area as required.
- Take on other operational and building-related responsibilities as needed.
Key Qualifications:
- 5+ years of directly related commercial building operations experience, with strong exposure to mechanical and electrical building systems.
- Strong technical knowledge of HVAC, electrical systems, building controls/automation, fire alarm, life safety, heating, cooling, and ventilation systems.
- Minimum 5th Class Power Engineer certification required; 4th Class or higher would be considered an asset.
- Post-secondary education, technical training, or relevant coursework in building systems, HVAC, electrical, controls, fire/life safety, or a related discipline.
- Valid driver's license and access to a reliable vehicle are required, as the position involves travel between properties.
- Previous experience providing direction, supervision, or mentorship to building operators or maintenance personnel.
- Strong ability to diagnose operational issues, identify root causes, and make practical, well-informed decisions.
- Comfortable balancing preventative maintenance, tenant requests, emergencies, contractors, and competing operational priorities.
- Strong organizational skills and attention to detail, with the ability to manage multiple properties and priorities simultaneously.
- Professional communication skills and the ability to develop effective working relationships with tenants, contractors, service providers, colleagues, and senior management.
- Proficiency with Microsoft Office, including Word and Excel, as well as email and other standard technology platforms.
- Self-directed, dependable, and comfortable working independently while also contributing to a collaborative operations team.
- A professional approach to health and safety, customer service, building standards, and operational efficiency.
- Ability to successfully complete a criminal background check as part of the employment process.
Compensation:
The successful candidate will receive an annual base salary between $95,000-$105,000 dependent on experience + discretionary bonus + full benefits package + 3 weeks vacation + mileage reimbursement.
