Job Summary
We are seeking a dynamic and proactive Property Manager to oversee the daily operations and maintenance of our commercial and residential properties. There are 2 low-rise residential buildings and few residential and commercial rental units in our own developed properties, totaling only about 120 units. In this role, you are responsible for the day-to-day management, operations, maintenance, leasing, and financial oversight. Your leadership will drive tenant satisfaction, coordinate maintenance projects, and optimize property performance.
Property management certification is NOT required.
The Property Manager is the single point of accountability for tenant relations, lease administration, budget management, regulatory compliance, and sublease activity.
Duties
- Oversee the management of property operations, including maintenance, repairs, and safety protocols
- Coordinate and supervise maintenance teams, contractors, and vendors to ensure timely completion of projects
- Respond to emergencies and coordinate after-hours maintenance as required
- Monitor property conditions through regular inspections; address issues related to industrial maintenance and mechanical systems
- Serve as the primary point of contact for tenants and address service requests or concerns
- Administer commercial leases, including renewals, terminations, and key lease dates
- Coordinate tenant move-ins, move-outs, and space reinstatements
- Market and advertise vacant units, including preparing listing content and publishing to rental platforms (e.g., liv.rent, Facebook Marketplace).
- Prepare space information, conduct tours, and review offers for ownership approval
- Prepare and execute tenancy agreements and related documentation in compliance with the Residential Tenancy Act.
- Complete move-in and move-out condition inspections and reports.
- Manage lease renewals and rent increase notices in accordance with applicable legislation.
- Prepare and manage annual operating budgets versus actual spending
- Monitor expenses and review invoices
- Oversee rent collection
- Perform basic bookkeeping by entering expenses and rent income into accounting system
- Prepare operational and financial reports for ownership
Qualifications and Experience
- Minimum 1 year of direct property management experience in BC, with demonstrated experience managing commercial and residential buildings
- Strong knowledge of BC tenancy legislation, including the Residential Tenancy Act
- Experience preparing and managing property operating budgets and financial reports
- Basic knowledge in bookkeeping re: entering invoices and rental incomes
- Strong written and verbal communication skills in English
- Fluent in Mandarin is preferred
- Valid BC driver's license and access to a reliable vehicle
