General Description:
The Building Operations Supervisor is responsible for ensuring all commercial properties are attended to by the individual building operators, supporting and guiding their daily, on-site performance.
This role is also directly responsible for coordinating the support of vendors where needed. A key part of this role is providing guidance, training, and coaching, utilizing best practices from within the industry, while remaining in the field, overseeing the day-to-day operations.
Primary Responsibilities:
- Organize daily, weekly, and monthly action items of all properties within the portfolio
- Supervise contractors and staff at all locations, ensuring completion of day-to-day operations
- Responsible for work order volume review and ensuring execution including timely response/resolution
- Technical troubleshooting as necessary (including but not limited to: BAS, lighting, HVAC, building access)
- Communicate with tenants, and support staff in resolving tenant concerns in a timely manner
- Review all Angus building maintenance items with Operations team on a regular basis
- Coaching staff on the best operational practices
- Participate in operations reviews regularly – providing insight to what is occurring within the field
- Monthly review of meter readings, energy efficiency reporting identifying areas of concern and opportunities
- Perform regular inspection/maintenance duties on building equipment (including pumps, fans, boilers, chillers, and motors, generators, batteries, etc.) as part of a comprehensive preventative maintenance program
- Confirm scheduled inspections by all operators are tracked, completed in a timely manner, and are reported
- Coordinate with vendors the implementation of property maintenance items as needed (i.e. plumbers, electricians, security, HVAC)
- Annual/quarterly review of Fire and Life Safety Systems to ensure equipment is fully functional and verifications are completed.
- Ensure monthly testing is performed at each building and maintenance of Fire and Life Safety Systems within scope of the Fire Code occurs across all properties
- On call – responding to after-hour building issues/emergencies, as required
- Assist with coverage across the portfolio as directed by Manager of Property Services (i.e. covering for another operator, emergency coverage as required)
Required Skills and Qualifications:
- Industry standard educational qualifications (BES I & II, SMT®, SMA®, etc.) or equivalent experience
- Must have a valid Ontario driver's license
- Ability to perform basic repairs – minor plumbing, dry-wall, floors, door repairs, light changes and temperature adjustments.
- Ability to troubleshoot major plumbing, electrical and mechanical systems repair.
- Knowledge of building codes and safety standards as set forth by the provincial and federal government
- Working knowledge of MRI Angus, Yardi Voyageur, Building Automation Systems and Microsoft Office.
- Good communication and interpersonal skills
- Excellent customer service skills
- Detail oriented and good scheduling skills
- Proficient with using tools associated with the job
- Willing to think outside the box and provide support when needed
