REIIF Overview:
Forum Real Estate Income and Impact Fund (REIIF), Forum's flagship private REIT, is a sector-leading Fund investing in institutional-quality purpose-built student housing, as well as multi-family rentals and furnished apartments, in supply-constrained markets across Canada.
Launched in December 2021 with gross assets totaling $200M, REIIF ended 2025 at ~$2.8B of gross assets. REIIF has grown through its access to Forum's proprietary development pipeline and through the recent acquisition of Alignvest Student Housing REIT. REIIF's portfolio includes 32 assets spanning coast to coast, making it the largest owner of Purpose-Built Student Accommodations (PBSA) in Canada.

Position Overview:
We are seeking a Marketing Manager to join a lean, high-output marketing team, reporting to the Head of Marketing. This is a hands-on execution seat with unusual range: leasing demand generation for Canada's largest student-housing portfolio (CSL and ALMA brands), investor and fund marketing in support of capital raising, Forum's corporate brand and thought leadership — and, increasingly, marketing for the portfolio and platform companies Forum is growing alongside its funds.
This role is built for acceleration. It is designed for someone a few years into their career at an elite marketing organization — a top agency, a high-growth company, or an in-house team with real standards — who wants more scope, more shots on goal, and more direct executive exposure than the ladder in front of them offers. The team is lean by design and amplified by an AI-native operating model: Forum is committed to firm-wide AI adoption, marketing is one of the functions furthest ahead, and we invest in leverage, not layers. You will be measured on business outcomes — beds leased, investor pipeline contribution, cost per outcome — not activity. Forum is large and financially solid, and set for rapid growth across the firm and its platform companies: startup pace with institutional stakes.

Key Duties and Responsibilities:
Campaign Execution & Demand Generation (CSL / ALMA)
- Run full-funnel leasing campaigns hands-on for a coast-to-coast student-housing portfolio: paid search, social, display and retargeting; Internet Listing Services; out-of-home; organic and AI search (SEO / AEO).
- Own the weekly execution loop in peak leasing season — reading leasing velocity by property and shipping the copy, creative, landing-page and channel changes that close gaps within the week.
- Partner with leasing operations on conversion — speed-to-lead, reputation and reviews — because filling buildings is the shared scoreboard.
Investor & Fund Marketing
- Produce and maintain fund collateral, fact sheets, investment cases and monthly performance communications — accurate, current and consistent across strategies.
- Build and run advisor and wealth-channel campaigns: lead capture and nurture into CRM (Salesforce), and conference and event execution from target-list build through post-event follow-up.
- Operate within Canadian marketing compliance — CASL and securities marketing requirements — with compliance review built into the workflow, not bolted on.
Corporate Brand & Portfolio Company Marketing
- Ship content that compounds: ForumAM.com and the firm's digital presence, social, the annual Impact Report, and research-driven thought leadership built from Forum's own portfolio data.
- Extend Forum's marketing capability into portfolio and platform companies as they scale — new brands, new funnels, new categories. Range is the point of this seat: the same skills applied to many different businesses and outcomes.
Guerrilla & Unconventional Growth
- Conceive and personally run scrappy, low-cost plays across every front — campus and street presence in leasing season, creative outreach, earned media — winning on ideas and speed where competitors spend on media.
- Measure these plays like everything else. Every play gets a scoreboard.
AI-Native Execution & Measurement
- Build with AI daily — agentic workflows, automation, AI-assisted content systems — so your output scales beyond your hours. Prototype in days, measure, and keep what pays for itself.
- Run your workstreams as a system: ticketed work, single-source dashboards, and a written operating cadence with the discipline to keep the board honest.
- Own campaign analytics and reporting (GA4, CRM-based attribution) and put your own scoreboard in front of leadership weekly.
Candidate Profile:
- 2–3+ years in marketing at a high-performing organization — a top agency, a high-growth startup or scale-up, or an elite in-house team — with hands-on campaign execution you can show. We hire for trajectory and output, not tenure — AI has changed what one person can do, and we expect our people to prove it.
- Hunger for acceleration: you are deliberately choosing scope, pace and responsibility over a slower, safer ladder — and you can say why. We run at the velocity and output standard of the best high-growth startups, year-round, and this seat is for someone who finds that energizing rather than exhausting.
- Proof of pace: you have personally shipped through a high-tempo period — a peak season, a launch, a major event — and can show what you built and what it produced.
- Full-funnel execution skills: paid digital, SEO and AI-search optimization, landing-page and conversion optimization, and analytics (GA4, CRM-based reporting).
- Evidence of building with AI — agentic workflows, automation, AI-assisted content systems — not just using the tools. We hire builders.
- At least one scrappy win you can point to: an unconventional, low-budget play you conceived, ran and measured.
- Strong writing, and comfort operating in a metrics-driven cadence where results are visible weekly.
Strong assets
- Asset management, financial services or fund marketing exposure, including familiarity with Canadian marketing compliance (CASL; securities marketing rules).
- Real estate, student housing, multifamily or other lease-up and consumer-conversion businesses.
- Experience coordinating agencies and vendors across creative, media and PR.
