ABOUT THE ROLE

Reporting to the Accounting Manager, the Property Accountant will be responsible for full-cycle accounting for a portfolio of commercial income-producing properties. This role is ideal for an accounting professional who wants to go beyond the numbers and develop a strong understanding of the financial and operational drivers of commercial real estate. You will work closely with internal and external stakeholders and take ownership of the accounting and financial reporting for your assigned portfolio.

KEY RESPONSIBILITIES

  • Manage full-cycle accounting for a portfolio of commercial properties, including monthly, quarterly and annual close processes
  • Prepare working papers and financial reconciliations
  • Review bank reconciliations, accounts payable entries and accounts receivable reports
  • Perform monthly variance analysis and investigate discrepancies
  • Forecast and analyze monthly cash flow requirements
  • Review and approve complex lease setups and related accounting
  • Track co-tenancy schedules and review draw packages
  • Prepare quarterly financial, lease and variance reporting
  • Support budget reforecasts and annual budgeting processes
  • Prepare financial statements in accordance with IFRS or ASPE
  • Assist with annual audit preparation and supporting documentation
  • Prepare CAM reconciliations and review subsequent billings
  • Act as a key accounting liaison with property administrators, property managers, leasing, legal and corporate accounting teams
  • Identify and contribute to process improvement initiatives
  • Support additional financial analysis and reconciliations as required

REQUIREMENTS

  • CPA designation, working toward CPA, or 2+ years of relevant accounting experience
  • Previous experience in property accounting, property management or real estate is an asset
  • Experience with Yardi Voyageur is an asset
  • Strong understanding of accounting principles, with exposure to IFRS or ASPE
  • Advanced proficiency with Microsoft Office, particularly Excel
  • Strong attention to detail and organizational skills
  • Ability to manage multiple priorities and meet deadlines in a fast-paced environment
  • Strong communication and relationship-building skills
  • Collaborative, proactive and solutions-oriented approach
  • Genuine interest in understanding the operational and financial drivers of income-producing properties
