Are you a proven relationship builder with a strong network and a track record of driving growth?Woola is looking for a strategic, results-driven Business Development Representative to generate new commercial service opportunities
across Metro Vancouver. The role is built around cold calling, account research, email and LinkedIn outreach, in person meetings, lead qualification and disciplined HubSpot follow-up. The right person needs to be confident speaking with property managers, building owners, facility managers, contractors and other commercial decision-makers. This is a real outbound role. We are not looking for someone who only sends emails or waits for inbound leads. The BDR needs to be comfortable picking up the phone, getting in front of people and keeping every contact, note, task and
next step organized in HubSpot.

The Opportunity:

As a Business Development Representative, you will lead Woola's growth initiatives by leveraging your industry experience, existing contacts, and deep understanding of commercial service operations. You'll be responsible for identifying, pursuing, and securing new service operation contracts, particularly within commercial and multi-site properties. Working closely with leadership and operations, you'll ensure opportunities are strategically aligned, properly scoped, and successfully transitioned from contract award to execution. If you thrive on building long-term partnerships, understand how commercial service contracts are won, and are excited to play a key role in shaping the future of a fast-growing multi-trade company, this role is for you.

What You'll Tackle:

  • Cold call prospective commercial customers every day and start conversations with decision-makers.
  • Build and work target lists of property managers, strata companies, facility managers, building owners, developers, general contractors and other potential customers.
  • Use phone, email and LinkedIn together instead of relying on one channel.
  • Book qualified introductory meetings, site visits and service discussions.
  • Meet prospects and customers in person across Metro Vancouver.
  • Research accounts and identify the right contacts before and after outreach
  • Qualify opportunities based on needs, timing, service requirements, location and commercial potential.
  • Record calls, emails, notes, meetings, tasks, deal stages and next steps in HubSpot.
  • Follow up with active leads, stalled opportunities, previous customers and lost deals.
  • Coordinate qualified opportunities with management, estimating and operations.
  • Maintain a clean pipeline where every active account has a clear next action and date.
  • Report weekly on activity, meetings booked, meetings held, pipeline created and progress toward target.
  • Share feedback on objections, competitors, market demand and what prospects are asking for.

What You Bring:

  • Previous experience in outbound sales, business development, appointment setting or a similar customer-facing role.
  • Real cold-calling experience and comfort speaking with people who are not expecting the call.
  • Practical HubSpot knowledge. The candidate should know how to use contacts, companies, tasks, notes and deals without needing to be taught what a CRM is.
  • Confidence attending customer meetings, networking events and site visits in person.
  • Strong verbal communication and clean, professional writing.
  • Good organization, follow-through and attention to detail.
  • Ability to work independently while being accountable to measurable targets.
  • A valid driver's license and reliable transportation for local meetings.
  • Legal authorization to work in Canada


Experience that would help:

  • Commercial services, HVAC, mechanical, electrical, construction or building maintenance.
  • Selling to property managers, strata managers, facility managers, developers or commercial building owners.
  • Using HubSpot sequences, lists, reports, tasks and sales dashboards.
  • Generating business through networking and in-person prospecting.
  • Existing relationships in the Metro Vancouver commercial property market.
