Commercial Interiors & New-Build Projects

Location: Scarborough, Ontario
Salary: $120,000–$140,000, depending on experience and capabilities
Employment Type: Full-Time, Permanent

The Opportunity

Our client, an established general contractor operating throughout the Greater Toronto Area, is seeking an experienced Senior Project Manager to oversee a combination of commercial interior and new-build ICI construction projects based in Scarborough.

The successful candidate will bring strong experience managing interior fit-outs and renovations, together with exposure to ground-up or building-addition projects. This individual will assume responsibility for projects from preconstruction and procurement through construction, closeout and final client handover.

This opportunity is well suited to a hands-on construction professional who can manage multiple stakeholders, maintain control of project financials and schedules, and build productive relationships with clients, consultants, subcontractors and internal project teams.

Key Responsibilities

  • Manage ICI construction projects from preconstruction through final completion and turnover.

  • Oversee commercial interior fit-outs, renovations and selected new-build projects.

  • Develop and maintain project budgets, schedules, procurement plans and cash-flow forecasts.

  • Review drawings, specifications, scopes of work and tender documentation.

  • Lead subcontractor procurement, tender analysis, contract negotiations and award recommendations.

  • Coordinate with clients, consultants, architects, engineers, site teams and trade contractors.

  • Monitor project costs, commitments, forecasts, change orders and progress billings.

  • Identify potential project risks and implement practical mitigation strategies.

  • Chair project meetings and provide clear updates regarding schedules, costs, procurement and outstanding decisions.

  • Work closely with Site Superintendents to maintain project quality, safety, productivity and schedule performance.

  • Manage RFIs, submittals, shop drawings, change documentation and consultant reviews.

  • Ensure projects comply with contractual requirements, applicable building codes and company standards.

  • Lead deficiency management, commissioning, closeout documentation and final owner handover.

  • Maintain strong client relationships and support repeat-business opportunities.

Qualifications

  • Approximately 8–10 or more years of progressive ICI construction experience, including experience in a Project Manager or Senior Project Manager capacity.

  • Demonstrated experience delivering commercial interior fit-outs and renovations.

  • Previous exposure to ground-up, building-addition or other new-build ICI construction is required.

  • Strong understanding of construction contracts, drawings, specifications, scheduling, procurement and cost control.

  • Proven ability to manage projects independently while coordinating with internal and external stakeholders.

  • Experience managing subcontractor tenders, change orders, forecasts and project financial reporting.

  • Strong leadership, communication, negotiation and problem-solving skills.

  • Ability to manage competing priorities in a deadline-driven construction environment.

  • Post-secondary education in construction management, engineering, architectural technology or a related discipline is preferred.

  • Gold Seal, PMP, P.Eng. or another relevant professional designation would be considered an asset.

  • Valid Ontario driver's licence and the ability to travel to project sites throughout the GTA.

Compensation

The successful candidate will receive a competitive compensation package that includes:

  • Base salary of $120,000–$140,000, depending on the candidate's experience, project background and overall capabilities.
