This position is ideally suited for an established Project Director or a seasoned Senior Project Manager ready to step up into a Director-level mandate. You will oversee ground-up projects from early preconstruction through to final commissioning and closeout, working within a progressive culture that values inclusion, accountability, and entrepreneurial thinking.
Key Responsibilities:
- Full Lifecycle Leadership: Provide strategic direction on large-scale, ground-up ICI construction projects spanning the commercial, institutional, and multi-residential sectors.
- Preconstruction & Design Review: Lead design reviews, providing critical constructability and value optimization input during the early phases of a project.
- Methodology & Logistics: Develop detailed construction methodologies, sequencing plans, and site logistics strategies designed to optimize safety, schedule, and on-site productivity.
- Financial & Budget Management: Prepare and manage budgets at Class D, Class B, and Tender stages. Oversee tendering, subcontractor procurement, buy-outs, accurate forecasting, and margin protection.
- Contract Administration: Administer construction management (CM) and lump-sum contracts, efficiently handling open CM, converted CM delivery models, and executing CM-to-stipulated price conversions.
- Risk Mitigation: Proactively identify project risks and opportunities, implementing robust mitigation or optimization strategies to keep projects on track.
- Team Mentorship: Build, mentor, and develop high-performing project teams, including Project Managers, Superintendents, and Coordinators.
- Stakeholder Relations: Cultivate strong, trust-based relationships with clients, consultants, and trade partners to champion continuous improvement and support future business development efforts.
- Experience: 15+ years of dedicated experience in ICI construction, including 8+ years of direct project management experience with a general contractor delivering mid-to-large-scale ground-up projects.
- Financial & Contractual Acumen: Advanced experience with budgeting (Class D, B, and Tender level), cost control, and managing construction management and stipulated price contracts.
- Technical Planning: High proficiency in scheduling, construction sequencing, and complex site logistics planning.
- Local Regulations: Thorough knowledge of applicable building codes, permitting processes, and safety regulations within British Columbia.
- Certification: Gold Seal Certification (GSC) is required.
- Mobility: A valid driver's license and the ability to balance office-based leadership with an active site presence.
