- Oversee marketing execution: broker coordination, referral programs, digital marketing, and brand work
- Run next-phase launch readiness in parallel: pricing, collateral, broker outreach, and launch event planning
- Oversee APS processing, amendments, assignments, decor/upgrade documentation, and CRM data integrity
- Manage interim occupancy and final closings end-to-end; build and maintain closing schedules and forecast volumes
- Ensure compliance with the Condominium Act, 1998, the New Home Construction Licensing Act, and Tarion/HCRA requirements; maintain audit-ready files
- Own the homeowner relationship from pre-closing communications through the post-occupancy warranty period; coordinate Tarion submissions with the legal team
- Oversee purchaser deposit and trust fund administration; support cash-flow forecasting with closing proceeds reporting
- Coordinate with the controller and project accountant on closing accounting — occupancy fees, statements of adjustments, PADs, deposit releases, and commissions
- Lead, coach, and develop the sales, marketing, and customer care team; set priorities and manage workload across the project
- Maintain a live dashboard for senior management covering units closed, units pending, open deficiencies, and flagged risks
- Establish and continuously improve sales-to-closing processes, templates, and controls
- 5+ years in new home / condominium sales administration and closings in Ontario, including management experience
- Hands-on experience with APS administration, interim occupancy, statements of adjustments, and final closings
- Working knowledge of the Condominium Act, 1998, the Tarion/HCRA framework, and the New Home Construction Licensing Act
- Experience managing cross-functional teams and coordinating with legal counsel, lenders, and finance
- Proficiency with CRM, sales administration software, and Microsoft Office; advanced Excel an asset
- Post-secondary education in business, real estate, paralegal/law clerk studies, or equivalent experience
- Assets: Parallel-phase project experience · Established GTA brokerage/lender relationships · Ontario real estate licence or PM credentials
- Hours: 8 hours workday
- Work arrangement: Onsite
- Compensation: $110-125K
- Bonus: 10% Based on deliverables
