Position Overview
We are currently seeking a Leasing Manager to join our Vancouver head office team. The Leasing Manager is responsible for planning and leading successful lease-up programs & teams, achieving absorption goals, and building thriving, long-term resident communities. This role combines team leadership, strategic planning, and operational excellence to deliver exceptional leasing performance across multiple properties.
Key Responsibilities
- Lease-Up Strategy + Leadership: Plan and execute successful lease-up programs to meet or exceed absorption and occupancy targets.
- Team Management: Hire, train, and mentor leasing teams in coordination with the Corporate Trainer to ensure consistent performance and adherence to customer service standards.
- Marketing Coordination: Partner with the Marketing team to ensure leasing teams have all the tools, materials, and assets needed to support active campaigns and on-site initiatives.
- Performance Oversight: Monitor leasing team performance and provide ongoing coaching, motivation, and feedback to drive results.
- Reporting & Analysis: Review and analyze daily, weekly, and monthly leasing reports to identify trends, challenges, and opportunities; implement effective strategies to overcome barriers and accelerate leasing velocity.
- Management Reporting: Provide detailed weekly and monthly updates to the senior management team, summarizing leasing performance, market insights, and tactical adjustments.
- Pricing Strategy: Recommend and adjust pricing and incentives based on market conditions, ensuring competitiveness and alignment with project goals.
- Compliance & Accuracy: Ensure all leasing documentation and data entry are accurate and completed in accordance with company policies and BC compliance requirements.
- Market Awareness: Monitor competing properties, analyze market trends, and adapt leasing strategies to maintain a strong position.
- Referral Programs: Manage internal referral initiatives and develop external referral channels through strategic community partnerships and outreach.
- Ongoing Operations: Apply leasing expertise to support turnover suites and maintain occupancy levels at stabilized communities.
Qualifications
- 3-5 years of proven experience in managing a real estate leasing or sales program & team, preferably within new development.
- Strong leadership and team coaching skills.
- Excellent communication and organizational abilities.
- Analytical mindset with experience interpreting leasing data and market trends.
- In-depth knowledge of BC tenancy laws and compliance standards.
- Proficiency in CRM systems.
- Proven success leading leasing teams across multiple residential sites.
- Deep understanding of residential rental markets and customer decision drivers.
- Experience setting pricing, incentives and leasing targets.
- Customer-centric individual with strong sales instincts.
- Valid BC Driver's license
