Senior Project Manager (Wood Frame multi-residential construction)

For over 50 years our client has been providing complete construction management, construction consulting and land development services throughout Ontario. They are in continual growth mode and currently have an exciting opening for a Senior Project Manager with Wood Frame construction experience.

About this Role

An experienced Senior Project Manager to oversee multi purpose-built apartment rental developments within the company's growing wood frame construction portfolio.

The successful candidate will lead projects through all phases of construction, from pre-development and tendering through construction, reporting, and close-out.

This role requires a strong background in wood frame multi-residential construction, contract administration, scheduling, stakeholder coordination, and field operations management.

Projects range from approximately 9,000 to 15,000 square feet, with individual project values between $2.5M–$3.0M in hard construction costs and a combined portfolio value of approximately $25M over a 3-year span.

Main Responsibilities

  • Execute all responsibilities of the Construction Manager under: CCDC 17 contracts with trade contractors and CCDC 5A contracts with owners
  • Prepare and manage monthly project reporting and invoice approvals in coordination with Site Supervisors and Project Coordinators
  • Serve as the primary point of contact for clients, consultants, trade contractors, and internal teams
  • Assist Senior Estimators in preparing project-specific scopes of work, tender packages and bid analysis
  • Prepare and administer Letters of Intent, CCDC-17 contracts, change orders
  • Manage contract-related issues and documentation throughout the project lifecycle
  • Develop and maintain construction schedules, preferably using Microsoft Project
  • Coordinate and oversee RFI's, submittals, shop drawing reviews etc.
  • Support Project Coordinators with Drawing management, document storage, Autodesk/Procore admin.
  • Conduct regular site inspections and deficiency reviews alongside Site Supervisors
  • Ensure construction quality meets project specifications and design intent
  • Support Project Coordinators and Site Supervisors to maintain workplace safety standards and regulatory compliance, including OHSA requirements

Qualifications

  • Minimum completion of two Full-Cycle wood frame multi-residential construction projects of similar scope
  • Strong working knowledge of:
    • CCDC contracts (17 and 5A)
    • Construction management processes
    • Procore and/or Autodesk Construction Cloud
    • Microsoft Project
  • Experience managing purpose-built rental or multi-residential projects considered an asset
  • Strong leadership, communication, and organizational skills
  • Ability to manage multiple projects simultaneously and you are detail oriented
  • Experience coordinating consultants, clients, and trade contractors in a fast-paced environment
