The Project Manager (PM) is responsible for the successful planning, execution, and delivery of projects within the organization. This role will ensure that all projects adhere to best practices, within scope, time, and budget, while aligning with the strategic objectives of the company. The PM will also manage resources, risks, and ensure continuous improvement in project management methodologies.
Key Responsibilities
Schematic Design / Design Development Permit / Site Plan Application
- Develop a preliminary construction schedule with preliminary cash flow for financing applications
Detailed Design / Building Permit
- Extraction of detailed design criteria as per approved Project Charter.
- RFP for consultants, engagement and contract consultants for detailed design work to start.
- Coordination of meetings, managing contracts and relationships with consultants, to ensure that any Rohit decisions are not slowing down consultants coordination or design progress.
- Obtain a 90% progress drawing set for review.
- Preparation of a revised project budget based on completed design.
- Update underwriting model and seek approval to proceed with Business Partner application.
- Coordinate and communicate all payment requests for fees or securities as required for Business Partner application.
- Ensure complete submission of official application to AHJ and follow up to ensure that all comments are addressed in due time to keep file review in progress.
- Obtain Business Partner approval.
Pre-Construction / Procurement
- Obtain 100% drawings or IFC drawings that reflect all changes based on BP review process.
- Prepare all project scopes of work, price sheets, procurement plan, signed project budget.
- Procurement plan signed project budget.
- Upload signed project budget to the benefit cost ratio.
- Obtain approval to start awarding contracts and scheduling construction start.
Construction / Turnover
- Develop project cash flow, with updates monthly.
- Coordinate that any changes to design are approved by consultants, and captured in contract documents (building drawings, site instructions or approved shop drawings and specifications).
- Provide project status update presentation to sponsors every 6-8 weeks.
- Ensure that the BCR is updated and in good standing to be used for finance draws on a regular basis.
- Conduct weekly site walk-throughs with site teams and milestone walk-throughs with sponsors or as required.
Team Leadership and Development:
- Approve timecards and vacation requests in UKG for team members.
- Conducting performance reviews for direct reports or those within direct chain of command.
- Identity and address individual and team training opportunities.
- Foster positive teamwork and morale within the team.
