About The Role

Bosa Properties is looking for a Property Accountant to join our team of talented real estate professionals. This role is responsible for managing the day-to-day accounting and financial reporting for a portfolio of real estate assets, including onboarding of newly acquired properties. The Property Accountant will play a key role in maintaining accurate financial records, ensuring timely reporting, and supporting strategic decision-making through financial analysis and insights.

What You'll Do

  • Prepare monthly financial review package, including income statement variance analysis and balance sheet reconciliation for multiple commercial & residential properties, and cash flow statements;
  • Support the onboarding and financial integration of new properties into our portfolio to ensure accurate setup of accounting systems, reporting structures, and compliance with internal controls;
  • Assist in the preparation of budgets and reforecasts by working closely with property managers and asset management teams;
  • Manage CAM and Tax reconciliations and tenant billings for annual reconciliations, ensuring accuracy and timely completion;
  • Ensure compliance with lease agreements, including reviewing and calculating escalations, percentage rents, and other lease terms;
  • Process and verify annual tenant rental schedules for the portfolio of properties;
  • Maintain mortgage schedules and ensure compliance with loan documents;
  • Support month-end and year-end closing processes for the commercial/residential property portfolio including routine and non-routine monthly journal entries, and GST returns;
  • Process bank reconciliations;
  • Assist with special projects, such as property acquisitions, dispositions, and financial modeling for new deals.

What You Bring

  • Three (3) years of commercial property accounting experience;
  • Working knowledge of Yardi Voyager and Microsoft Excel;
  • Demonstrated ability to calculate, prepare, and review annual CAM and operating expense recoveries in accordance with lease terms;
  • Proven ability to translate lease language into actionable accounting entries and tenant billing calculations;
  • Demonstrated ability to work collaboratively, building strong relationships across the organization;
  • Strong analytical skills and experience working with complex transactions.

Our salary ranges and bonus percentages are determined by job family and level. Base salary is determined by a combination of factors including, but not limited to, education and training, years of relevant experience, and internal equity.
