Dream is looking for an Analyst, Debt!

Join us, we have an exciting and rewarding opportunity for an Analyst of Debt to support portfolio management, reporting, and underwriting of Dream's debt. This role combines aspects of real estate finance, accounting, and debt portfolio operations.

In this role, you will be responsible for quarterly cyclical workflows and debt reporting for multiple public entities such as TSX-listed Dream Unlimited Corp, Dream Office REIT, Dream Residential REIT, and Dream Impact Trust, as well as for various private equity vehicles managed by Dream. You will be managing debt for a portfolio of first-class commercial properties across asset classes including residential, office, industrial, commercial assets, and large-scale mixed-use developments. In addition to collaborating with our corporate accounting teams on IFRS reporting, the Analyst will also support underwriting and origination of debt, and partner with our asset/portfolio managers and corporate finance and strategy teams to support decision making, organizational growth, and risk management for Dream.

A Day in the Life:

In this role, you will have the opportunity to support portfolio management, reporting, and origination of Dream's debt portfolio, which includes land and construction financing, conventional and CMHC-insured term mortgage financing, corporate credit facilities, subscription lines, and other affordable housing and sustainable finance funding within Canada and the United States.

The Analyst plays a central role, working cross-functionally with other departments (e.g. Accounting, Asset Management, Investments, Leasing, Development, Treasury), lenders, and industry professionals. In this dynamic role, you will own and master reporting deliverables and take on a risk management role, providing analysis and recommendations to senior management to support business strategies. You will work with other Debt team members and with our lenders in managing maturities/renewals and compliance risk. Your aptitude to learn and take on new projects will deepen your knowledge of the real estate industry and in different asset classes. You will continually be challenged with complex projects and eventually grow to support loan origination, and impact capital stack strategy and how we approach lenders and source competitive loan structures and terms.

Here are some of the responsibilities you will take on:

  • Prepare quarterly and annual debt reporting deliverables to corporate accounting teams for their financial statement disclosures and MD&A, including debt continuity, scheduled repayments, debt valuation, guarantee liabilities, and interest rate sensitivity.
  • Collaborate with Accounting, Strategic Finance and Asset Management teams to perform risk monitoring of Dream's debt portfolio to manage compliance and maturity rollover risks, including review of historical results, forecasts, refinancing underwriting, borrowing base and covenant calculations.
  • Coordinate lender financial and compliance reporting.
  • Maintain debt database records, ensuring all key debt terms and conditions, as well as lender reporting requirements are tracked following loan execution.
  • Review a wide variety of mortgage loan-related documentation initiated during the debt financing or renewal process, including commitment letters, credit agreements, financial reports, development plans/approvals, leases, purchase and sale agreements, appraisals, and third-party consultant reports.
  • Prepare monthly debt management report for senior executives to support business decisions.
  • Consult with cross-functional teams to collect necessary information for formulation of lender consent requests and respond to lender inquiries.
  • Coordinate debt portfolio operations, including interest rate management, loan draws and repayments from dispositions, and project/property/portfolio level financial and risk analyses to provide debt optimization recommendations and action plans to senior management.
  • Support the financing origination process including loan underwriting analysis the due diligence coordination.
  • Special projects, ad hoc reports, and other activities, as assigned.

Your Experience Includes:

  • Bachelor's degree in finance, accounting, and/or real estate.
  • Minimum 2 years of experience in commercial real estate finance, REIT reporting, or commercial mortgage servicing.
  • Understanding of the commercial real estate landscape, with experience in real estate debt modeling or underwriting considered a plus.
  • Advanced Excel proficiency, including but not limited to the use of tables/pivot tables, and complex formulas. VBA coding/macros considered an asset.
  • Experience in accounting / consolidation systems (e.g., JD Edwards, Insight) and adaptability with learning new applications.
