As the Building Operator, you will be responsible for the daily execution of operational and maintenance programs across the portfolio, ensuring seamless tenant operations. Reporting to the Senior Property & Asset Manager, you will help maintain the properties to the highest standards of safety and operational efficiency.

The successful candidate will:
- Perform general maintenance and housekeeping duties, including painting, sweeping, shoveling, pressure washing, replacing light bulbs, and watering plants.
- Monitor and operate building systems and equipment to ensure proper performance and compliance with design specifications.
- Oversee the safe and efficient operation of chillers, boilers, cooling towers, HVAC systems, and emergency generators.
- Identify and report deficiencies related to the building envelope, mechanical systems, equipment, and controls to the operations team and management.
- Respond to tenant requests and concerns in a professional, respectful, and timely manner.
- Coordinate with contractors on-site, including those involved in renovation projects or maintenance of common areas.
- Perform administrative tasks such as responding to emails, booking amenities, maintaining inventory of supplies and materials, and logging incidents.
- Conduct regular inspections to identify maintenance needs, cleanliness issues, and general building deficiencies, and report findings in writing.
- Facilitate tenant move-ins and move-outs, ensuring a smooth process.
- Carry out general handyman duties and support trades as needed.
- Perform other related duties as assigned.
The ideal candidate will have:
- High School diploma or equivalent
- Completion of or working towards completion ofBuilding Environmental Systems (BES) I and II certification or equivalent technical training in building operations and maintenance.
- Facilities Management Administrator (FMA) designation from BOMI International is considered a strong asset.
- Systems Maintenance Technician (SMT) certification is an asset.
- Minimum 2 years of experience in building operations, including HVAC, electrical, plumbing, and life safety systems, is an asset but not a requirement.
- Solid understanding of preventative maintenance programs, building automation systems (BAS), and occupational health and safety regulations.
- Strong communication and organizational skills with the ability to prioritize tasks effectively.
- Ability to work independently and as part of a team in a fast-paced environment.
- Good interpersonal and communication skills
- Proficient in M365 Office Suite programs (Outlook, Word, Excel, etc.)
Additional requirements:
- Available to work on-call or standby after regular business hours and respond promptly to emergency situations.
- Must have access to a reliable personal vehicle and hold a valid drivers license; ability to travel across the Lower Mainland is required.
- Physically capable of working outdoors in all weather conditions.
- Comfortable with physical tasks, including climbing ladders, lifting loads up to 50 lbs, and operating common hand tools.
The pay rate for this position is commensurate with experience and qualifications.
