About the Role

We are seeking a dynamic and versatile Director of Marketing to lead and scale our marketing function across a fast-growing portfolio in real estate acquisition, development and property management. As a key member of our leadership team, the Director of Marketing will develop and execute a comprehensive marketing strategy that drives revenue growth, brand leadership, resident acquisition and retention, and investor confidence to position our company as a premier force in real estate. They will lead and mentor a growing team, ensuring marketing remains a revenue-generating powerhouse that aligns with business priorities.

In addition to the duties typically expected of a seasoned Marketing professional, they will be responsible for:

Marketing Strategy & Leadership

  • Collaborate with executive leadership to align marketing initiatives with business goals, investment priorities, and emerging market opportunities.
  • Develop and execute a comprehensive, scalable marketing strategy to drive awareness, engagement, growth, and long-term business success.
  • Establish clear, scalable marketing KPIs directly tied to occupancy, leasing velocity, revenue, and investor engagement.
  • Oversee marketing initiatives, ensuring maximum return on investment. Manage budgets to assess the effectiveness of marketing programs and campaigns.

Performance-Driven Digital & Social Media Marketing

  • Develop high-performing social media strategies that expand brand presence, generate qualified leads, and support leasing and sales.
  • Lead data-driven digital marketing efforts that enhance customer acquisition, engagement, and conversions.
  • Own end-to-end execution of programs and campaigns to drive awareness and adoption spanning multiple channels: email, social media, paid media, virtual events (e.g., webinars), content marketing, video, and more. Drive brand leadership and positioning.
  • Oversee website performance, SEO strategy, paid advertising, and digital campaigns to maximize lead generation and optimize the sales funnel.

Property Marketing & Leasing Acceleration

  • Design and execute targeted marketing campaigns that drive pre-leasing, lease-up velocity, and occupancy rates.
  • Ensure all property marketing efforts contribute directly to faster lease-ups, stronger renewal rates, and increased revenue.
  • Oversee property listings, pricing strategies, and promotional materials to optimize demand and conversions.
  • Partner with sales and property management teams to enhance resident engagement and maximize customer lifetime value.

Brand & Creative Leadership

  • Lead a brand strategy that enhances market positioning and corporate reputation.
  • Direct the development of modern content, creative assets, and high-impact campaigns that differentiate the company in the industry.
  • Ensure all marketing materials align with sales objectives, investor confidence, and business expansion goals.

Marketing Team Leadership & Cross-Functional Collaboration

  • Build, mentor, and lead a high-performance marketing team, ensuring engagement and alignment with business priorities and revenue objectives.
  • Foster a culture of excellence, innovation, and accountability, ensuring all marketing efforts are tied to measurable results.
  • Collaborate with key stakeholders including executive leadership, sales, property management, and investment teams to ensure marketing strategies support financial performance and corporate success.
  • Implement processes and systems that enhance efficiency, campaign effectiveness, and team productivity.

Qualifications & Experience

This role requires you to be an excellent marketer, with a demonstrated ability to identify and focus on high-leverage priority initiatives while leading a team to deliver exceptional results. The ideal candidate is passionate about building and executing programs and campaigns that add value. They are detail-oriented and well organized, capable of handling multiple projects at once, and comfortable dealing with ambiguity and managing multiple stakeholders towards a common goal.

Ideal candidates will bring:

  • Marketing leadership experience within the Canadian real estate, property management, or a related industry.
  • A passion for scaling, with experience in creating repeatable and successful marketing programs that drive growth.
  • A strategic and modern marketing mind with a solid understanding of multiple growth marketing channels.
  • Proven track record of driving business results through strategic marketing initiatives.
  • Strong expertise in performance marketing, digital strategy, SEO, social media, and lead generation.
  • Experience in developing and executing high-ROI marketing campaigns that impact leasing, sales, and corporate revenue.
  • Ability to analyze data, track key performance metrics, and adjust strategies to ensure continuous growth and financial impact.
  • Exceptional management skills with a track record of building high-performing teams.
  • Ability to influence stakeholders, collaborate cross-functionally, and contribute to executive decision-making.
