Job Description:

We are seeking an experienced and highly organized Project Manager Residential Construction Capital Projects to oversee and execute capital improvement projects across our residential portfolio. This role requires a proactive leader who can effectively manage a diverse range of construction projects, including upgrades to parking garages, fire system retrofits, building amenities, balcony rehabilitations, window installations, roof replacements, brick repairs, and other special projects. The Project Manager will play a critical role in ensuring projects are delivered on time, within budget, and to the highest quality standards while actively contributing to a collaborative, respectful, and positive company culture.

In addition to the duties typically expected of a seasoned project manager in the property management and real estate development space, the ideal candidate will be responsible for:

  • Project Management: Oversee all aspects of project execution, including planning, scheduling, budgeting, communications, and reporting to ensure seamless project delivery.
  • Stakeholder Coordination: Serve as a respected and trusted advisor, collaborating effectively with internal teams, including finance and construction, as well as external stakeholders such as architects, contractors, and regulatory agencies to foster a culture of engagement and cooperation.
  • Risk Management: Identify and proactively manage potential project risks, developing and implementing mitigation strategies to ensure successful project completion.
  • Quality Assurance: Implement and oversee quality and safety control measures, maintaining high standards throughout the project lifecycle.
  • Budget Oversight: Monitor project budgets and expenditures, ensuring projects remain within financial constraints and identifying cost-saving opportunities.
  • Schedule Management: Develop and maintain detailed project schedules, ensuring timely completion of milestones and deliverables.
  • Reporting: Provide comprehensive and transparent updates to senior management and stakeholders on project progress, challenges, and outcomes, facilitating informed decision-making and accountability.
  • Regulatory Compliance: Ensure all projects comply with local, provincial, and federal regulations, including zoning, environmental, and building codes.
  • Cultural Engagement: Actively contribute to a positive workplace culture by engaging team members, promoting collaboration, and recognizing contributions from all levels of the organization.
  • Contractor Management: Manage contractor selection, bid processes, contract negotiations, and performance evaluations to ensure successful project execution.
  • Site Inspections & Quality Control: Conduct regular site visits to ensure compliance with project specifications, construction best practices, and quality expectations.
  • Issue Resolution: Quickly identify and resolve project-related issues, obstacles, and conflicts to maintain smooth project execution and adherence to timelines.
  • Documentation & Record-Keeping: Maintain meticulous project records for compliance, reporting, and future reference.

Qualifications & Skills:

  • Bachelors degree in Construction Management, Civil Engineering, Architecture, or related field/work experience preferred.
  • 5+ years of experience in construction project management, preferably in residential or multi-family capital projects.
  • Strong knowledge of building systems, construction materials, industry best practices, and regulatory requirements.
  • Demonstrated ability to manage multiple large-scale projects simultaneously while ensuring quality and efficiency.
  • Exceptional leadership, problem-solving, negotiation, and communication skills.
  • Proficiency in project management software, scheduling tools, and Microsoft Office Suite.
  • Extensive experience with budgeting, cost control, forecasting, and finance and reporting.
  • Ability to work collaboratively with cross-functional teams, contractors, vendors, and external partners.
  • Strong attention to detail, analytical thinking, and the ability to anticipate project needs and challenges.

We are in-office 5 days a week. We sometimes work late to make sure we meet our deliverables, so the ability to work flexible and irregular hours is required.
