Overview:
We are an established real estate development company building high-quality residential homes and multi-story buildings in Victoria and surrounding areas. We are seeking a Project Manager to oversee all phases of construction across multiple sites. You will work closely with the site superintendent, trades, consultants, and ownership to ensure timely, on-budget delivery of our projects while maintaining high standards of workmanship and compliance.
Job Summary:
We are seeking a highly organized and detail-oriented Construction Project Manager to oversee and manage construction projects from inception to completion. The ideal candidate will possess strong leadership skills, a solid understanding of project management methodologies, and the ability to coordinate multiple tasks effectively. This role requires collaboration with various stakeholders, ensuring that projects are completed on time, within scope, and within budget.
Duties:Project Planning & Scheduling
  • Develop and maintain detailed construction schedules for all active projects
  • Coordinate with the superintendent on daily and weekly site activities
Budget Management
  • Prepare, monitor, and update budgets; manage change orders and cost tracking
  • Analyze and approve supplier/trade invoices and liaise with accounting
Permitting & Compliance
  • Manage permitting process and ensure all municipal requirements are met
  • Ensure compliance with zoning, building codes, and environmental regulations
  • Subcontractor & Vendor Coordination
  • Source, vet, and manage subcontractors and suppliers
  • Issue scopes of work and ensure deliverables are met on time
Quality Control & Risk Management
  • Perform regular site walkthroughs; track deficiencies and resolve issues quickly
  • Monitor and manage construction risk, safety compliance, and insurance
Communication & Reporting
  • Provide weekly updates and milestone reports to ownership
  • Be the main point of contact between consultants, engineers, inspectors, and the ownership team

Qualifications:
  • 5+ years experience in residential or mixed-use construction project management
  • Proven ability to manage multiple residential or mid-rise construction projects concurrently
  • Strong knowledge of BC Building Code, municipal permitting, and inspections
  • Proficiency in project management software (e.g., Buildertrend, Monday.com, MS Project)
  • Ability to read architectural and engineering plans
  • Excellent communication, leadership, and organizational skills
  • PMP or equivalent construction management certification is an asset
  • Valid BC driver's license and access to reliable transportation
