Role Summary

As a Development Associate in the residential real estate team, you will play a pivotal support role in the end-to-end development of our multi residential projects. You will work closely with the Development Manager and cross-functional teams to drive projects from the initial concept stage through to completion. Depending on your experience (36+ years), you will be entrusted with responsibilities to commensurate with your level from hands-on learning and support to independent project leadership for seasoned professionals. Key Responsibilities

  • Project Support Across All Phases:
    • Work alongside the development manager to support all stages of the development process from land acquisition, feasibility analysis, municipal approvals, financing, design coordination, and construction oversight.
  • Research & Due Diligence:
    • Conduct market research, demographic analysis, and trend assessments, and compile due diligence materials to support senior leadership in evaluating and advancing new development opportunities.
    • Prepare reports on findings to inform investment decisions.
  • Financial Analysis:
    • Assist in underwriting for projects
      by providing key data to the investments team to underwrite prospective and ongoing projects.
    • Review project budgeting, pro-forma cash flow analysis, and scenario planning to assess project viability and returns.
    • Help analyze risks and contribute to risk mitigation strategies.
  • Interdepartmental & External Partner Management
    • Coordinate and communicate with a wide range of stakeholders including internal teams such as Investments, Construction, Property Management, Sales and Marketing .
    • Manage external partners such as the project architects, engineers, external consultants, and contractors during the development process.
    • Ensure alignment and clear communication among all parties throughout the project lifecycle.
  • Approvals & Documentation:
    • Assist with and/or coordinate the preparation and management of required municipal approvals and permits including draft plan of subdivisions, OPAs, rezoning, site plan approvals, minor variances, demolition permits, streetscaping, street occupancy, building permits, and other municipal, provincial, or federal approvals as needed.
    • Compile presentation materials, status reports, and investment memos to support project approvals and provide regular progress updates through quarterly reporting.
    • Maintain organized records of project contracts, legal documents, and correspondence.
    • Prepare contract RFPs and tender comparison summaries to assist in decision making required to award consultant and vendor contracts
  • Project Management & Oversight:
    • Monitor project schedules, milestones, and budgets.
    • Track construction progress against timelines and budget, flagging potential delays or cost issues.
    • Monitor the construction draw process, which includes cost monitoring and support in providing information to the cost consultant throughout construction
    • Proactively identify risks or roadblocks and propose solutions to keep projects on track and within scope.
  • Assist with project accounting as required
    • Coordinate with construction and operations teams to ensure an operationally excellent delivery of each project.

At higher associate levels, you may take on leadership in certain project aspects for example, independently managing smaller projects or mentoring junior team members always upholding our standards of teamwork and excellence.

Qualifications

  • Education: Bachelors degree in Urban Planning, Architecture and Engineering Candidates with degrees in Finance, will also be considered, especially if coupled with strong analytical skills and demonstrated prior exposure to development management projects.
  • Experience: 36+ years of relevant experience in real estate development, construction project management, investment analysis, or related fields. Experience in the Canadian real estate market and familiarity with local development processes is an asset.
  • Programs & Tools: Proficiency in all Microsoft Office programs, with an exceptional strength in Excel and computational competency. Experience in Procore, Revit, Sketchup, AutoCAD and Bluebeam is an asset.
  • Analytical Skills: Proven ability in pro-forma analysis, and quantitative evaluation. Comfortable working with spreadsheets, budgets, and market data to inform decision-making.
  • Communication & Leadership: Excellent communication skills, both written and verbal, in English and French. Able to clearly present ideas and reports to stakeholders. Demonstrated leadership or initiative whether through leading project components, mentoring interns, or driving team collaboration.
  • Collaboration: A team player who works collaboratively and thrives in a fast-paced, high-performance environment. Ability to build relationships with diverse stakeholders and coordinate cross-functional efforts with tact and professionalism.
  • Organizational Skills: Strong organizational and project management abilities. Capable of juggling multiple tasks, prioritizing effectively, and meeting time-sensitive deadlines without sacrificing attention to detail.
  • Passion & Work Ethic: Genuine passion for real estate development and a commitment to operational excellence. Self-motivated, curious, and eager to learn. Willing to approach both the exciting and routine parts of the job with equal enthusiasm.
