SUMMARY OF POSITION:
Reporting to the Community General Manager (or designate) and Maintenance Manager, this position will be accountable to maintain smooth continuation for all aspects of facility maintenance pending the return or recruitment of the Community Maintenance Manager. This will include all aspects of regular maintenance, repairs, building improvements, environmental issues and fire and life safety. In conjunction with the General Manager, the Float Maintenance Manger assists in ensuring the safety and security of all residents, staff and visitors.
West Coast Seniors Housing Developments (WCSHM) will oversee the functional performance (quality and timeliness of work, organization and discipline in carrying out the work, etc) of the Maintenance Team at the facility on an ongoing basis and will report status of same to the Facility General Manager. WCSHM will also oversee the Maintenance Team in the execution of an annual program of preventive maintenance and capital improvements to the building and its systems.
The Float Maintenance Manager will be deployed:
- To a given facility on a temporary basis, for an unspecified period (up to 1 month or longer, as required) where the incumbent Maintenance Manager is unavailable or needs help.
- In times of medical emergencies at any given facility it is the expectation that regular maintenance duties will continue
RESPONSIBILITIES:
Regular Maintenance, Repairs and Building Improvements:
- Inspects operating condition of all equipment and logs information daily.
- Inspects alarm, call, and security systems and logs information daily.
- Diagnoses equipment malfunctions.
- Schedules and supervises service work.
- Ensures the safety of the building, equipment, staff and residents.
- Complete general repairs to electrical, plumbing and other building components commensurate with the capabilities of an experienced maintenance trade person
- Sources and prices replacement or repair items by following Retirement Concepts purchasing guidelines
- Be available for emergency call-ins.
- Makes recommendations for repairs, replacements, or upgrades to be reviewed with the Regional Maintenance Manager and be involved in facility improvement projects.
- Maintains a painting/touch-up schedule
Environmental Issues:
- Ensures the safety of staff, residents, guests, and vendor personnel by ensuring all areas of the building and its exterior grounds are maintained in a safe condition (i.e. snow clearing, debris, and leaves, etc.)
- Implements snow removal and de-icing program either directly or via a contractor as directed by company policy such that the safety of residents, staff and visitors is not compromised
- Oversees the pest control program.
- Maintains organized and safe work and storage areas.
Fire & Life Safety:
- Facilitates the fire drills.
- Maintains scheduled certification for fire systems.
- Complies with fire regulations.
- Implements all repair and maintenance activities in a safe manner while abiding by appropriate Work Safe BC regulations
Maintenance Management:
- Implements a preventing maintenance schedule as per the computer maintenance management system (CMMS) under the direction of the Regional Maintenance Manager
- Maintains a log entry of daily routines, general repairs, scheduled, and non-scheduled maintenance items on all equipment.
- Prioritizes maintenance requests and scheduled work loads so the work can be performed in an efficient manner. Priority will be given to life and safety issues.
Team Player:
- Provides support or instruction to staff that may be operating the community's equipment
- Implements programs which conserve and save energy for lighting and other equipment.
- Takes initiatives in gaining knowledge and skill relating to the maintenance position.
- Participates in facility events.
- Will complete any recommended courses thru iTacit program
Dress Regulations:
- Always maintains a neat appearance and be attired in clean, safe and presentable clothing. Including supplied work shirts
- Rubber-soled, steel-toed safety shoes where required
QUALIFICATIONS:
- Minimum of three years' work experience in managing trades persons and work programs related to building or facility maintenance.
- Knowledge of and capability to complete tasks relating to general painting, plumbing, carpentry, electrical, heating systems and gardening.
- Knowledge of safety regulations and best practices.
- A basic level of computer knowledge
- Valid BC Driver's License
- Have a clear vulnerable sector criminal record check
- Up to date Covid vaccinations

- A demonstrated ability to organize a schedule of maintenance and workload planning.
- A demonstrated ability to maintain a checklist record of maintenance routines.
- An ability to communicate professionally with residents, staff, and visitors.
- Be pleasant and courteous to staff, residents, and visitors.
- Assist the staff and management to operate the facility in a safe and efficient manner.
- Willingness and ability to travel throughout BC. Expect to be deployed for up to one month, or longer, per assignment, as required.
