ROLE

ELM Developments is looking for a highly organized and creative Real Estate Marketing Manager to join our team. This role bridges the strategic with the aesthetic—supporting the sales of new homes through impactful marketing campaigns while managing the decor selection process to ensure a seamless, high-touch customer experience.

The successful candidate will be experienced in both real estate marketing and decor coordination, with strong project management skills and a keen understanding of the low-rise and high-rise residential market. This position reports directly to the Director of Sales and Marketing.

KEY RESPONSIBILITIES

Marketing & Sales Support

  • Develop and implement comprehensive marketing plans for new home sales, including both low-rise and high-rise residential sales launches.
  • Oversee execution of advertising campaigns across digital, print, social media, signage, and event platforms.
  • Manage marketing budgets, track expenditures, and ensure alignment with overall strategic objectives.
  • Collaborate with external agencies, media partners, and consultants to develop marketing materials and campaigns.
  • Maintain and update project websites, email campaigns, and CRM tools.
  • Ensure brand consistency across all marketing and sales collateral.
  • Provide administrative support for marketing and sales operations, including invoice processing, reporting, and database management.
  • Coordinate timelines, asset deliveries, and stakeholder feedback throughout the marketing lifecycle.
  • Monitor marketing deliverables to ensure they align with project milestones and sales launch schedules.

Décor Coordination

  • Work closely with the interior design team to coordinate and finalize standard and upgrade finish selections for residential projects.
  • Coordinate with vendors and the construction team to confirm product availability, pricing, lead times, and delivery schedules.
  • Assist in pricing of upgrades and extras with design team and compiling cost and revenue summaries.
  • Review and maintain accurate colour chart and extras documentation.
  • Track décor-related payments and monitor outstanding balances for closing coordination.
  • Communicate relevant construction updates to the design team to support timely selections.
  • Support the design team in implementing pricing increases or changes when necessary.
  • Manage the décor budget, ensuring selections align with cost targets and margin requirements.
  • Serve as a central point of contact for the design team during the décor process, assisting with pricing, sample reviews, payments, and colour chart approvals.
  • Distribute final, approved colour charts to all relevant trades.

REQUIRED QUALIFICATIONS

  • 5+ years of experience in residential real estate marketing or decor coordination, preferably with a homebuilder or developer.
  • Strong knowledge of high-rise residential sales cycles and target buyer demographics.
  • Proven experience in planning and executing marketing campaigns, including budget management.
  • Proficient with CRM systems, digital marketing tools, and customer journey best practices.
  • Strong organizational, time management and communication skills with excellent attention to detail.
  • Ability to manage multiple projects and collaborate across departments in a fast-paced deadline-driven environment.
  • Working knowledge of residential construction materials, finishes, and current design trends is a strong asset.
  • Excellent verbal and written communication skills, with a professional and collaborative approach.
  • Proficiency in Microsoft Office Suite (Excel, Word, Outlook); experience with design software or project tracking tools is an asset.
