Job Overview
The Commercial Mortgage Underwriter is responsible for administration and servicing of the Commercial Loan Portfolio within the framework of the approved credit management policies, to ensure the loan assets represent an acceptable risk and financial return. The role requires strong knowledge of GTA real estate markets, financial analysis and commitment to deliver excellent member service.

We are looking for a versatile professional who can evaluate creditworthiness through rigorous credit risk assessments and use strategic market outreach to grow our commercial lending and business account portfolios.
Major duties and responsibilities
Initial Analysis
- Assess, evaluate, structure and make initial recommendations for approval or decline as warranted based upon analysis of key risks.
- Conduct analysis of financial statements in the context of specific industry, financial and business risks.
- Assess, through site inspections, online data sources and other means, property and related risks including valuation-related key data such as market rents and debt service capacity, vacancy, suitable cap rates, appraisal reports, environmental reports and lease agreements.
Credit Review Analysis and Presentation
- Exercise sound and consistent underwriting practices.
- Complete the application process, including presenting appropriate analysis and a recommendation to the final lending authority.
- Steer loan originations through well-informed and structured industry analysis.
- Escalate more complex issues on unresolved matters to Management.
- Liaise and interact with internal administration, funding and branch staff and external stakeholders (e.g. solicitors, mortgage brokers, appraisers, insurers) to ensure consistent, timely and proper workflow and funding procedures.
- Complete final review and write-up of files according to audit and regulatory requirements.
Business Development
- Develop and maintain relationships with prospective and existing members, brokers and other referral sources.
- Identify and develop new business opportunities in desired urban markets in Ontario.
- Partner with Marketing to design outreach strategies and campaigns.
- Represent the company at industry events and networking forums.
Other responsibilities
- Maintain ongoing weekly reporting and annual account reviews as required.
- Assist Management with overall management and control of delinquency.
- Promote IC Savings' full range of lending solutions with focus on commercial mortgages.
- Keep up with the latest industry knowledge, competition and market trends.
- Work in collaboration with the team to ensure deliverables are being met.
Skill & Knowledge Requirements
- A minimum of 3 years of commercial credit underwriting and risk management experience in the financial services industry, combined with relevant post-secondary education with an emphasis on Business or Finance; completion of relevant commercial credit education/courses preferred.
- Sound knowledge and understanding of business financial statements, business case and cash flow analysis, and accounting principles.
- Thorough knowledge of commercial account operating procedures and banking services.
- Sound understanding of commercial lending security documentation, including collection techniques and remedies.
- Strong understanding of commercial business structures.
- Familiarity with acceptable financing options and techniques.
- Strong analytical and negotiation skills.
- Self-motivated and creative, with solid interpersonal skills and the ability to excel within a team environment.
- Strong English written and oral communication skills, including excellent phone etiquette.
- Strong focus on customer service excellence, organization, attention to detail and sense of urgency, with an ability to prioritize and meet deadlines.
- Proficiency in the MS Office Suite (Word, Excel, Power Point and Outlook).
- Valid driver's license with good driving record and access to a reliable vehicle.
Working Conditions
- Professional, team-oriented, office environment.
- Standard corporate business hours based on a 37.5-hour work week: Monday to Friday 9:00 am – 5:00 pm; ability to work extended hours, if required.
- The physical demands are representative of those that must be met by being able to successfully perform the essential functions of the job; these include, but are not limited to sitting, considerable use of computer and phone, seldom moving items up to 25 pounds in weight, driving.
