Position Summary - Residential Estimator

We are seeking a detail-oriented and proactive Estimator to support the budgeting, estimating, and procurement functions of our residential development projects. This role plays a key part in ensuring cost control, contract accuracy, and the overall financial success of our builds from pre-construction through to close-out.

Key Responsibilities

  • Prepare preliminary budgets by interpreting early-stage design materials, developing comprehensive Schedule A documents, and coordinating with trade partners for pricing based on defined scopes and drawings.
  • Produce professional pricing packages that clearly outline project scope, specifications, timelines, and submission deadlines.
  • Build and maintain detailed cost-tracking spreadsheets that include model variations, trade breakdowns, contingency allowances, and final budget summaries.
  • Generate budget estimates for both hard and soft costs to inform product pricing and margin targets.
  • Assist in producing quantity take-offs and construction cost estimates to support project feasibility and planning.
  • Develop accurate contract pricing using finalized construction documents, marketing collateral, and approved specifications; verify consistency and flag discrepancies.
  • Draft detailed scopes of work tailored to each trade, incorporating safety standards, code compliance, and construction best practices.
  • Coordinate the tendering process by preparing comprehensive bid packages, analyzing quotations, and managing subcontractor communications.
  • Maintain and update subcontractor bid lists, assign bid identifiers, and compare quoted pricing against established budgets.
  • Facilitate trade award meetings and ensure all contract documentation is executed accurately and in a timely manner.
  • Monitor and track budget timelines, cost expirations, and coordinate updates with accounting and leadership to maintain financial integrity.
  • Code and manage purchase orders relevant to active sites and design center operations.
  • Support the dcor team with upgrade pricing and plan modifications, ensuring accurate cost alignment.
  • Collaborate cross-functionally with internal teams and contribute to ongoing process improvements.
  • Perform additional duties as required to support the success of the construction and estimating team.

Qualifications & Requirements

  • 24 years of experience in a residential construction estimating role, preferably with a homebuilder or developer.
  • Post-secondary education in Construction Management, Architectural Technology, Engineering, or a related discipline.
  • Strong understanding of construction drawings, specifications, scopes of work, and building code standards.
  • Proficient in Microsoft Excel; experience with estimating or construction software (e.g., Buildertrend, Sage, Procore, or similar) is an asset.
  • Excellent attention to detail and organizational skills; able to manage multiple priorities and meet deadlines.
  • Strong analytical and problem-solving abilities with a proactive approach to cost control and risk mitigation.
  • Effective communication skills with the ability to liaise confidently with internal teams, consultants, and trade partners.
  • A team player mindset with a willingness to learn and grow within a dynamic construction environment.
