Key Responsibilities:

As a Design Estimator, you will be instrumental in:

The Upgrade Tendering Process:

  • Perform quantity takeoffs, as required (ie. flooring square footage)
  • Creation and maintenance of upgrade tender forms
  • Emailing tender forms to trades requesting pricing
  • Creation of installation/site instruction sign-off documents
  • Pricing of custom options
  • Develop and maintain relationships with trades and suppliers specific to each project.
  • Creation and organization of upgrade pricing database

Project Specifications:

  • Create project specification documents as directed by the Design Manager
  • Collaboration with the Estimating Team to create project specific documents.
  • Work with trades and suppliers to obtain model/product numbers, specifications, and pricing (both interior and exterior finishes).
  • Collect applicable internal approvals.
  • File and distribute signed documents to Estimating Team
  • Tracking, organization and filing of pricing, drawings, and specifications.
  • Prepare preliminary cost comparisons for specification changes to guide management decisions.

Other

  • Enter pricing into customer upgrades lists.
  • Pre-occupancy inspections of units at various stages of construction
  • Attending show suite walkthroughs as required.
  • Participate in product knowledge sessions with trade partners and suppliers.
  • Assist with software implementation.

Skills & Abilities:

To excel in this role, you should possess:

  • Post-secondary education in a related field (Construction, Estimating).
  • 1-3 years of residential construction experience with a strong understanding of construction specifications.
  • Strong computer skills, with Advanced Excel proficiency being an asset.
  • Exceptional attention to detail and strong analytical, verbal, and written communication skills.
  • Effective negotiation, conflict resolution, and problem-solving skills.
  • Ability to work well under pressure, coupled with strong time management and prioritization abilities.
  • Blueprint reading and technical knowledge are considered assets.
  • A strong ability to develop interpersonal relationships with internal staff and external trades/suppliers.

This position will require travel to the various developments/construction sites approximately 25% of the time. The successful candidate must have a reliable vehicle.
