Senior Project Manager
The Senior Project Manager plays a strategic role in expanding the company's footprint in existing and new markets. This position involves a blend of analytical and creative thinking to identify untapped opportunities, understand emerging trends, and develop strategies that align with the company's growth objectives. The Senior Project Manager ensures the company remains competitive by overseeing multiple Project Managers as they lead the design, procurement, and construction of new apartment buildings in the region.

What will you do?
  • Formulate comprehensive project plans encompassing timelines, milestones, and resource requisites.
  • Collaborate with diverse stakeholders to articulate project scope, objectives, and deliverables.
  • Assign tasks and responsibilities to team members while providing motivation and guidance to ensure the achievement of project goals.
  • Ensure that PMs/PCs are complying with needs or asks requested by PMO Senior Analyst to ensure that ERP systems are utilized to its fullest intended use.
  • Ensure that all department documentation, reporting, and filing is in-line with or following approved templates, formats, frequency, and data sources.
  • Monitor the progression of all projects within the designated region, ensuring alignment with portfolio targets in terms of timelines, budgets, and intended yield or product outcomes.
  • Regularly update and monitor project budgets and QFAs to ensure ongoing and anticipated performance in line with approved returns.
  • Guide the PM team in collaborating with the procurement function to strategically negotiate contracts with vendors, contractors, and service providers, ensuring timely resource availability.
  • Uphold compliance with contractual obligations and manage relationships with both external and internal partners and stakeholders.
  • Oversee and ensure adherence to local zoning regulations, building codes, and the acquisition of permits and approvals for development projects, addressing any regulatory issues that may arise during the project.
  • Work in conjunction with construction teams to supervise progress and quality, ensuring timely and within-scope project completion as per contractual commitments.
  • Execute contracts, analyses, and addendums according to approved DOA.
  • Ensure continuous monitoring of schedule, budget, quality, and procurement by PMs/PCs for timely and accurate project updates or reports.
  • Provide necessary support to the PM Team to meet project requirements, identify risks or concerns, offer advice, and ensure the implementation of mitigation plans.
  • Develop and train PM/PCs in the regional team to effectively manage risk, report accurately, and comprehend project data for the identification of errors, inaccuracies, issues, or risks.
  • Supervise project closeout activities, including final inspections and documentation.
  • Conduct post-project evaluations to identify lessons learned and areas for improvement.
  • Support the regional VP or business lead in acquiring future projects and making strategic operational decisions regarding resources and risks to ensure regional or divisional growth.
  • Maintain transparent and effective communication with external and internal stakeholders.
  • Ensure that collaboration with other organizational functions is happening at all levels to compliment projects success, able to resolve conflicts and escalate if needed.
  • Interviews and trains new staff.
  • Oversees the daily workflow of the department.
  • Provides constructive and timely performance evaluations.
  • Handles discipline and termination of employees in accordance with company policy.
  • Performs other related duties as assigned.
