JOB DESCRIPTION
The Building Operator supports the operation and maintenance of various facilities by performing and overseeing corrective, demand, and preventive maintenance for building mechanical, electrical, life safety, and environmental systems. Provides technical and operational advice to Facilities Management staff and coordinates and oversees work performed by contractors. The salary range for this position is between $53,000 and $74,500 annually.
RESPONSIBILITIES
- Support the continuous development of a comprehensive preventive maintenance program.
- Operate, inspect, and perform minor repairs to mechanical and electrical plant systems, including monitoring boilers, HVAC systems, chillers, and auxiliary equipment; execute preventive maintenance; troubleshoot malfunctions; and ensure strict compliance with applicable safety and environmental codes.
- Perform and oversee corrective, demand, and preventive maintenance tasks for building systems and equipment.
- Collaborate with control systems contractors for building automation systems.
- Respond to staff concerns, troubleshoot system failures, and provide technical expertise.
- Coordinate projects and oversee contracted services.
- Maintain documentation, inventories, and facility licenses.
- Maintain and improve the safety culture through continuous improvement.
- Participate in developing and implementing energy management initiatives and recommend energy-efficient measures.
- Perform other related duties as assigned.
QUALIFICATIONS
- Post secondary education as a Class I Building Environmental Systems Operator, Building Operator, Power Engineer, or equivalent.
- Must have a G1 Gas Technician License or 4th Class Power Engineer License.
- 5 years of continuous experience operating and maintaining building environmental systems as a Gas Technician I OR 4th Class Power Engineer.
- Valid Class 5 driver's license and satisfactory driving record are required.
- Knowledge of ASHRAE standards; natural gas and propane codes; boiler and pressure vessel safety requirements; TSSA regulations; regional and provincial policies; by-laws; industry standards; building, fire, and electrical codes; halocarbon regulations; and the Occupational Health and Safety Act.
- Knowledge of building maintenance and operation, maintenance management systems and procedures, and most building trade disciplines.
- Proficient in computerized maintenance management systems (CMMS) and HVAC/building automation control systems.
- Computer skills with the ability to use Microsoft Word, basic Excel, financial systems, work order systems, and building automation system software platforms.
- Strong communication and collaboration skills to work effectively with staff, suppliers, contractors, sub-trades, and the public.
- Detail-oriented, with a strong customer focus, sense of urgency, and commitment to quality of work.
- Ability and interest in obtaining lift equipment certification.
