Torbill Holdings Ltd. is currently seeking highly motivated Maintenance Worker candidates for our 4-storey apartment building in Belleville, ON and 4 other locations nearby. If you are experienced in general maintenance duties and repairs, this position could be for you! We are looking for an individual to perform daily maintenance requests, unit turnovers and to be a part of the team! Responsibilities may include but not limited to:

General duties

  • Handles necessary repairs and maintenance.
  • Logs time sheet
  • Reports any issues to the Maintenance Manager and Property Manager.
  • Responding to repair and maintenance requests/work orders in a timely fashion
  • Loads and unloads equipment and tools into work vehicles if needed.
  • Follows written and verbal instructions from the Maintenance Manager and Property Manager
  • Collaborates with the maintenance team and contractors as needed.
  • Reads and follows manuals, blueprints, and other written instructions.
  • Uses equipment, including power tools, hand tools, electric tools, and plumbing tools.
  • Painting and surface repairs
  • Selection and acquisition of maintenance supplies and their efficient, effective, and safe use
  • Following purchase order systems and maintaining supplies/stock taking procedures
  • Repair and report all common area deficiencies including faulty door closures, plaster blisters, graffiti and vandalism, tile repairs, carpet repairs etc.
  • Change counter tops, door locks, mail locks, doors, closets, cupboards, shelves, door closers, cabinets, kick plates, towel bars, hinges, drawer slides, holes in drywall etc.
  • Be on-call rotating basis, to respond to emergency issues.
  • Training new maintenance staff when necessary
  • Hallways & Stairwell duties - Repair and report all common area deficiencies including faulty door closures, plaster blisters, graffiti and vandalism, tile repairs, carpet repairs etc.

General Plumbing Duties

  • Change/install Faucets, taps, toilets, valves, shower heads, tap washers, plunge toilets, use a snake, change a P trap, flex line, leaks etc.
  • Fixing clogged drains
  • Repair running toilets or install new toilet.
  • Replace or repair kitchen sink sprayer.
  • Upgrading showerheads where necessary
  • Caulking bathtubs and showers
  • Sump pump repair if applicable or within skillset

General Electrical Duties

  • Change smoke detectors, light switches, fluorescent tubes, receptacles, fuses, fixtures, ceiling fans, stove elements, oven elements etc.
  • Test a generator.
  • Use power tools.
  • Replace all burnt out light bulbs.
  • Maintaining the effectiveness of building mechanical, electrical and fire detection, and safety systems.
  • Follow safety procedures and ESA rules & regulations.

Life Safety System Duties

  • Re-set fire alarms, operate fire extinguisher.
  • Inspect the building, grounds, parking lots, and equipment.
  • Inspect fire system.
  • Complete daily, weekly, monthly fire logbooks.
  • Complies with all company safety regulations.
  • Reports all unsafe and hazardous conditions/equipment immediately to Maintenance Manager & Property Manager
  • Participate in fire safety procedures.

Physical Demands

  • Handles the physical demands of the job, including standing, bending, pulling, pushing, climbing, and lifting at least 50 pounds.
  • Frequently walking for short to medium distances
  • Maneuvering in tight spaces within resident units, utility rooms, and mechanical rooms, etc.
  • Kneeling for intervals
  • Frequent exposure to outdoor working conditions in all types of climates and weather
  • Lifting and moving heavy appliances – fridges, stoves, washers, and dryers etc.

Requirements:

  • A satisfactory reference check and criminal records clearance are required for the position.
  • Must have basic tools and use of cell phone.
  • Proficient Carpentry skills
  • Must have reliable transportation.
  • Excellent communication skills
  • Organized
  • Excellent problem-solving skills.
  • Attention to detail.

Job Type: Full-time

Salary: $22.00 - $25.00

Ability to commute/relocate:

  • Belleville, ON: reliably commute or plan to relocate before starting work (required)

Experience:

  • General Maintenance: 5 years (preferred)
  • Handyman: 5 years (preferred)
  • Facilities maintenance: 5 years (preferred)

License/Certification:

  • Driving License, vehicle (required)
  • WHMIS & Fall Protection training Certificates (preferred)

Work Location: In person. Job duties may vary throughout the day at different locations listed in job Brief.
