As a Leasing Manager , you will be responsible for leading and executing leasing strategies across Kipling's commercial and residential property portfolio. You will play a key role in driving occupancy, maximizing revenue, and fostering strong tenant relationships. This role is ideal for a results-oriented professional with deep knowledge of leasing, negotiations, and market analysis.
Responsibilities:
Develop and implement comprehensive leasing strategies for commercial and residential properties, tailored to asset-specific goals and market conditions.
Build and maintain strong relationships with tenants, clients, brokers, and industry professionals to drive leasing activity and retention.
Conduct regular property inspections to assess leasing opportunities, tenant needs, and operational issues.
Collaborate with the marketing team to develop high-impact leasing materials and campaigns to promote available space.
Stay current with industry trends, local market dynamics, and competitive landscape to inform leasing decisions.
Lead lease negotiations, including rent, term, renewals, and lease provisions, ensuring favorable outcomes for ownership.
Manage the lease administration process, including drafting, abstracting, and maintaining accurate lease records.
Oversee tenant coordination and build-out projects, working closely with tenants, contractors, and property management to meet timelines and lease conditions.
Monitor leasing KPIs and provide regular updates and reporting to senior leadership.
Manage lease renewals, assignments, and early terminations to support long-term asset performance.
Coordinate with legal counsel to ensure lease documents comply with all applicable laws and company policies.
Qualifications:
Bachelor's degree in business, real estate, finance, or a related field (preferred).
3+ years of progressive leasing experience in commercial and/or residential real estate.
Proven track record of leasing success with strong negotiation and deal-closing capabilities.
Strong knowledge of leasing markets, occupancy strategies, and tenant mix planning.
Excellent communication and interpersonal skills across all levels and stakeholder groups.
Proficient in lease analysis, financial modeling (Excel), and lease management software (e.g., Yardi, CoStar, VTS).
Strong project management and organizational skills with the ability to manage multiple priorities.
Results-driven mindset focused on maximizing leasing performance
Driver's license and ability to travel to various properties as needed.
