Your Opportunity
Reporting directly to the Senior Director, Asset Management, the Senior Asset Manager will play a pivotal role in supporting Lankin Investments' asset management programs. This individual will be responsible for optimizing the performance of the portfolio in alignment with our various funds and investors' objectives. This role involves strategic planning, financial management and analysis, value-creation initiatives, operational oversight, and coordination with property management teams to maximize asset value and return on investment.
Key Accountabilities & Responsibilities
Portfolio Management:
- Support the development and implement asset management strategies to achieve financial and operational goals for multifamily properties.
- Monitor and analyze financial performance, including revenue, expenses, and capital expenditures, to ensure targets are met.
- Conduct regular property inspections and performance reviews to identify opportunities for improvement.
- Research, analysis and implementation of various revenue management and cost reduction programs.
Debt Facility:
- Assist in the execution of refinancing initiatives across the portfolio, including the preparation of detailed financial analyses, lender due diligence packages, and regular performance updates.
- Maintain comprehensive records of all financing activities, including loan terms, covenants, and interest obligations, to support strategic planning, compliance, and risk management efforts.
- Support underwriting and submission processes for CMHC-insured financing, including MLI Select applications, by preparing required documentation, and ensuring alignment with program eligibility criteria.
Financial Oversight:
- Benchmark and review budgets, financial forecasts, and performance reports for the portfolio.
- Analyze financial statements and key performance indicators (KPIs) to identify trends and areas for improvement.
- Oversee property-level financial performance, including revenue, expense management, and capital expenditure tracking.
Operational Excellence:
- Collaborate with property management teams to ensure efficient and effective property operations.
- Implement best practices and standard operating procedures to enhance property performance and tenant satisfaction.
- Resolve operational issues and coordinate with vendors and contractors as needed.
- Identify and deploy rental strategies and programs to maximize asset revenue
Capital Management:
- Assist in the planning, execution and management of capital expenditure projects.
- Track and report on project budgets and timelines.
- Coordinate with property management and external vendors to ensure project completion.
Strategic Planning:
- Support the development and deployment of the annual asset portfolio strategic plan including business plans for property improvements, including capital projects and renovation initiatives.
- Support and drive the strategic execution of acquisition and project investment thesis
- Assess market conditions and conduct competitive analyses to inform strategic decisions.
- Identify opportunities for value-add initiatives and operational efficiencies.
Reporting and Communication:
- Prepare detailed reports on asset performance, financials, and strategic initiatives for senior management and stakeholders.
- Communicate effectively with internal teams, property managers, and external partners to align on goals and objectives.
- Assist with the preparation of monthly, quarterly and annual internal and investor reports.
Leading Qualifications
The successful candidate will possess a University Degree in finance, real estate, business, or a related field; a minimum of 5 years' experience in asset management, with a focus on multifamily properties including a strong understanding of property operations, financing and lender relations, financial analysis, and market trends for this asset class. Experience with CMHC-insured financing programs, particularly MLI Select, is considered a strong asset, including familiarity with underwriting requirements, eligibility parameters, and application processes. The candidate should also have experience with value-add strategies and capital improvement projects, along with a proven ability to manage budgets, financial forecasts, and develop models using Excel. The successful candidate will have excellent communication, interpersonal, and analytical skills with a strong attention to detail, an inquisitive mindset, and the ability to interpret and act on complex information. They must thrive in an entrepreneurial, results-oriented environment while effectively managing multiple priorities and tight deadlines.
