Position: Assistant Property Manager

Type: Permanent

Location: Edmonton AB

Salary: $50-54K + vacation and benefits.

Description

The Assistant Property Manager plays a key role in supporting the Property Manager with the daily operations of a diverse property portfolio. Responsibilities include tenant placement and relations, property maintenance coordination, comprehensive property management tasks, and general office and administrative support.

This position requires strong organizational skills and the ability to multitask effectively. Duties involve communicating with tenants and vendors, handling maintenance requests, and assisting with leasing activities and property inspections. The ideal candidate is personable, detail-oriented, and efficient in a fast-paced environment.

Responsibilities

  • Respond promptly and professionally to tenant inquiries and maintenance requests
  • Coordinate and follow up on repairs, inspections, and service appointments with contractors and vendors
  • Assist with leasing activities, including preparing lease agreements, conducting property showings, and screening applicants as needed
  • Maintain accurate and up-to-date records, including tenant files, lease documents, work orders, and correspondence
  • Support rent collection efforts and monitor accounts receivable
  • Prepare notices, reports, and communications for tenants and property owners
  • Conduct property site visits and inspections as required
  • Provide general administrative support to Property Managers and team members
  • Prepare and process lease agreements, renewals, and tenant documentation, with a focus on retention and occupancy amid market changes
  • Facilitate marketing efforts including property showings, advertisements, and applicant screenings
  • Manage tenant move-in and move-out procedures
  • Maintain accurate documentation of tenant information and property records
  • Assist with routine property maintenance and coordinate repair work with appropriate trades
  • Perform regular property inspections and ensure timely resolution of issues

Qualifications

  • Previous experience in property management, real estate, or administrative roles preferred
  • Proficiency with Microsoft Office Suite, Google Suite and property management software (e.g., Yardi or similar)
  • Ability to multitask and work independently in a fast-paced environment
  • Knowledge of Alberta tenancy laws is an asset
  • Preferrable experience with residential property management and administration
  • Collaborative and willing to learn in a fast-paced environment
  • Understanding of legislation such as Residential Tenancies Act, Real Estate Act and other applicable standards or the willingness to learn
  • Based in Edmonton with occasional travel to local properties
  • Primarily office-based with some on-site responsibilities
  • Valid driver's license and access to reliable vehicle. Employees are required to use their own vehicle to travel between project sites and office
  • Evening and weekend availability to support ad hoc issues or incidents that may arise at properties outside of working hours is required.
