The Opportunity
Headquartered in Toronto, the Building Ontario Fund (BOF) is a new independent, board-governed agency that will facilitate investment by trusted institutional investors in critically needed large-scale infrastructure projects within the province.
The agency's mandate is to invest in, and seek to attract investment from, qualified institutional investors, public sector entities, governments, and Indigenous communities in Ontario infrastructure projects that will generate revenue and are in the public's interest. BOF will do this by:
- Investing in infrastructure and appropriately allocating risks amongst the Corporation and other investors
- Structuring proposals and negotiating agreements with investors in infrastructure projects
- Receiving and assessing unsolicited ideas and proposals for infrastructure
- Providing advisory services with respect to financing infrastructure projects
Reporting to the Chief Investment Officer, the Managing Director (MD), Real Estate Investments, will play a key leadership role in shaping and executing BOF's investment strategy across the real estate sectors of long-term care, affordable housing, and student housing. This is a transaction-oriented position, focused on making sound real estate investments that deliver catalytic impact in areas underserved by private capital.
The MD will lead transaction evaluation, origination, underwriting, and execution of real estate investments, including both debt and equity structures, as well as construction financing, with the goal of delivering catalytic capital in under-served segments where the private market is not fully responsive.
This position requires deep knowledge of the real estate ecosystem, strong financial and analytical capabilities, and the ability to build, lead, and retain a high-performance team aligned to BOF's dual mandate of financial sustainability and public benefit.
Key Responsibilities
- Investment Evaluation & Triage
- Lead the assessment and triaging of a steady pipeline of inbound real estate investment proposals across BOF's focus areas.
- Evaluate proposals based on financial strength, alignment with BOF's catalytic capital strategy, execution readiness, and social impact potential.
- Implement and oversee a structured triage process that balances short-term execution priorities with long-term strategic positioning.
- Transaction Execution & Investment Management
- Lead the evaluation, underwriting, and execution of investments in long-term care homes, affordable housing, and student housing.
- Structure equity, mezzanine, and debt transactions, ensuring appropriate risk-return alignment and investment protections.
- Underwrite real estate investments with rigor, including full financial modeling, scenario analysis, and market benchmarking.
- Design capital stacks that blend BOF capital with private or public funding sources while ensuring risk-adjusted returns.
- Evaluate and structure construction financing in coordination with development timelines and risk-sharing arrangements.
- Sector & Market Leadership
- Provide sector-specific expertise in housing, long-term care, and student accommodation, with an emphasis on market dynamics and financing structures.
- Stay abreast of Ontario real estate trends in development economics, rental demand, land pricing, construction inputs, and capital availability.
- Inform BOF's investment frameworks and impact metrics by benchmarking similar real estate transactions and social return models.
- Build and maintain strategic relationships with developers, community housing organizations, municipalities, and other real estate sector participants.
- Actively engage with real estate market data, consultants, and investment professionals to inform pricing, risk assessment, and deal competitiveness
- Team Building, Collaboration, Leadership & Mentorship
- Lead recruitment and build-out a team of real estate investment professionals, setting performance expectations and developing technical and strategic capacity.
- Foster a high-performance culture built on discipline, curiosity, collaboration, and accountability.
- Provide ongoing mentorship, feedback, and skills development to foster a retention-oriented, high-performing team.
- Establish robust team processes for pipeline management, investment committee preparation, and post-close oversight.
- Collaborate with BOF's risk, legal, finance, and operations teams to ensure seamless deal execution and portfolio oversight.
- Collaborate with BOF strategy and policy teams to Identify and quantify potential social outcomes (e.g., affordable unit delivery, student accommodation access) to support discounted or patient capital investment structures.
- Portfolio Oversight & Performance Monitoring
- Track and manage investment performance post-close, particularly on performance, construction risk, budget adherence, and milestone achievements.
- Identify, assess, and manage risks associated with real estate investments, including market, operational, and financial risks.
- Undertake quarterly reviews of active investments, coordinate with finance and risk teams, and support external reporting obligations.
- Contribute to quarterly valuation updates, investment performance reports, and social impact assessments.
The Individual
- 15+ years of real estate investment or development finance experience, with a strong record of leading complex, structured transactions.
- Direct experience in housing-focused sectors such as long-term care, affordable rental, or student housing.
- Deep expertise in underwriting, structuring, and negotiating real estate investment and development transactions.
- Strong network of developers, lenders, and advisors active in the Ontario real estate ecosystem.
- Proven success in building and leading investment teams, including hiring, mentoring, and performance management.
- Exceptional communication skills-able to distill complex investment ideas into clear, actionable insights for internal teams, senior executives, and investment committees.
- Strategic thinker with high emotional intelligence, collaborative leadership style and ability to lead in a dynamic, mission-driven organization.
- Bachelor's degree in real estate, finance, business, or a related field; MBA or CFA designation is an asset.
Preferred Attributes:
- Direct experience in Ontario's real estate development or financing ecosystem, including affordable or community housing.
- Experience delivering investment solutions that blend commercial discipline with measurable social impact.
- Comfortable with construction financing and development-stage underwriting.
