Position: Director of Leasing - Commercial Properties
What you will be doing:
As a Director of Leasing - Commercial Properties, you will oversee and manage all leasing activities for our growing and diverse portfolio of commercial real estate assets located in Eastern and Western Canada. In this role, you will have the opportunity to develop a strategy that aims to drive leasing performance, build effective tenant relations, and ensure the attainment of target leasing goals. The Director will work closely with property managers, brokers, and senior leadership to drive occupancy rates, optimize rental income, and maintain the financial health of our commercial property portfolio. This role will be physically based in our Montreal Head Office located at 511 Place D'Armes.
Key Responsibilities:
Leasing Strategy Development:
- Develop and implement leasing strategies to attract and retain tenants for a variety of retail properties.
- Set leasing goals, objectives, and targets aligned with the company's overall real estate strategy.
- Monitor market trends, competitor offerings, and tenant demand to adjust strategies as needed.
Tenant Acquisition and Negotiation:
- Oversee the negotiation and execution of lease agreements, ensuring favorable terms and conditions for the company.
- Cultivate strong relationships with existing tenants while identifying and securing new tenants to maintain high occupancy levels.
- Lead marketing and outreach efforts to attract prospective tenants.
Financial and Performance Reporting:
- Track leasing performance metrics such as occupancy rates, lease renewals, rent collection, and tenant satisfaction.
- Prepare reports for senior management detailing leasing progress, market trends, and recommendations for improvement.
- Monitor lease expiration schedules and work proactively to ensure renewals or new leases are secured.
Market Research and Analysis:
- Conduct regular market research to stay informed of local commercial real estate trends, competitor activity, and potential growth opportunities
- Analyze tenant needs and preferences to determine pricing strategies and leasing structures.
Property Management Collaboration:
- Collaborate closely with property managers to ensure leased spaces meet tenant expectations and property standards
- Address tenant concerns and resolve any issues related to occupancy or lease terms.
- Work with the operations and renovation teams to ensure timely property maintenance and improvements for new or renewing tenants.
Legal and Compliance Oversight:
- Work closely with legal teams to ensure lease agreements are legally sound and comply with all relevant local, state, and federal regulations.
- Ensure adherence to zoning laws, building codes, and other regulatory requirements related to leasing.
Budget and Cost Management:
- Develop and manage the leasing budget, ensuring cost-effective leasing strategies while meeting or exceeding revenue goals.
- Track and manage leasing-related expenses, including marketing, broker commissions, and tenant improvement costs.
What you are bringing:
- At least 5 of experience in commercial real estate leasing, with ideally at least 2-3 years in a leadership role.
- Proven success in commercial properties.
- Strong negotiation and communication skills.
- Strong analytical skills, with experience in market research, financial analysis, and budgeting.
- Knowledge of commercial real estate laws, lease agreements, and industry best practices.
- Familiarity with property management systems and software.
- Ability to work well under pressure and meet deadlines.
Preferred Skills:
- Experience in managing large, multi-property portfolios.
- Established network of brokers, property managers, and industry contacts.
- Proficiency in commercial real estate technology and CRM tools.
- Strong problem-solving and decision-making capabilities.
