THE ROLE

Our client, a manager of a high-profile commercial property in Calgary, is looking to hire a Property Manager. This 1.5 million square foot property has a team of 10 employees looking after Operations and Project Services Delivery for the Building. Reporting to the Senior Property Manager, the Property Manager will be responsible for ensuring the highest level of property management services, to the Company's high standards and ensure the site(s) is/are operated in a cost effective, profitable manner. The Property Manager must have experience in supervision of building staff, and a thorough knowledge of legislation applicable to the commercial real estate industry in Canada. Duties include the overall responsibility for the day to day and long-term operation of the building in accordance with established corporate policies and operational procedures to achieve the overall success of the team.

YOUR DAY TO DAY

• Responsible for the preparation of a monthly Property Management Report.
• Responsible for preparation of annual operational plans, Budget, Annual Reforecasts and financial analysis.
• Lead, mentor and develop property management staff.
• Negotiation of contracts related to all operations and maintenance of the building.
• Responsible for providing supervision and direction to the all staff to ensure that all legislative and Corporate requirements are met and adhered to.
• Responsible for maintaining positive Tenant relations, through professional conduct, development of strong open communication with all stakeholders and resolution of Landlord/Tenant issues.
• Working with the Project Team to ensure timely delivery and co-ordination, of Tenant construction and property renovations.
• Responsible for ensuring proper preventative maintenance programs are in place.
• Responsible for ensuring that all electrical, mechanical, safety and HVAC systems are adequately maintained.
• Participate in national property management meetings to develop new initiatives and implement efficiencies to continuously improve the quality of property management services, in a best-in-class manner.
