Venor is proud to partner with Cresco in their search for a Manager of Sourcing and Procurement to join their growing team in Bedford, Nova Scotia.

Job Summary

Reporting directly to the Director of Development and Construction for Low-Rise Housing, the Manager of Sourcing and Procurement will play a pivotal role in managing suppliers and subcontractors. The Manager of Sourcing and Procurement will work closely with various functional teams, including Design, Sales, Customer Experience, and Construction, to develop and maintain trade contracts, specifications, and budgets. As the Manager of Sourcing and Procurement, you will manage the procurement process from start to finish, ensuring the timely and cost-effective acquisition of materials and services.

Key Responsibilities

Trade Contracts and Scopes of Work:

  • Request quotes and issue purchase orders to contractors and suppliers.
  • Develop and manage a comprehensive master contract for all trades, along with detailed scopes of work for each vendor or trade.
  • Ensure contracts are consistently updated, clearly defined, distributed appropriately, and fully compliant with company standards and expectations.

Specifications:

  • Collaborate cross-functionally with Design, Sales, Customer Experience, Service, and Construction teams to:
  • Lead the continuous development and refinement of specifications ensuring alignment with project requirements and compliance.
  • Maintain a centralized, up-to-date library of standard specifications and product information.
  • Proactively research emerging products, materials, and techniques; monitor industry trends and innovations within the homebuilding industry.

Budgets/Costs:

  • Maintain accurate pricing files for all vendors; negotiate competitive pricing, discounts, and rebate programs with manufacturers and suppliers.
  • On a regular basis, solicit quotes to secure competitive rates and implement cost monitoring strategies to track, control, and minimize cost variances.
  • Review project cost reports, analyze and investigate variances and provide actionable insights and feedback to the estimating and procurement teams.

Trade/Supplier/Manufacturer Recruitment:

  • Collaborate with the Construction Team and Director to review, qualify, and hire trade partners/vendors.
  • Negotiate prices, terms, rebates, and model home discounts with trade partners, suppliers, and manufacturers.
  • Establish and maintain a trade partner performance program to ensure high-quality service and outcomes.
  • Recruit, qualify, and negotiate terms with trade partners, suppliers, and manufacturers.

Planning and Coordination:

  • With support from the Purchasing & Construction Coordinator(s), establish and maintain Project Information Sheets allowing for all purchasing and subcontracting information to be accurately communicated to the Construction Team
  • Continuously assess subcontractor capacity and availability; provide resource planning and analysis to support Operations and Construction teams.

Qualifications

As the ideal candidate, you have a Bachelor's degree or Diploma in Supply Chain Management, Procurement, Logistics, Construction Management, Engineering, Business, or a related field, or equivalent experience, along with a valid Class G driver's license and a clean driver's abstract. The successful candidate should have a minimum of 5 years of experience in a related field, with a strong preference for experience in residential home building construction. The successful candidate will demonstrate strong negotiation skills, the ability to foster collaborative relationships, and possess excellent organizational, interpersonal, and communication abilities. They should be detail-oriented with the capacity to multitask effectively and thrive under pressure. Proficiency in cost analysis and reporting is also key to the role. Proficiency in Microsoft Office Suite, particularly Excel, and project management software is essential. A strong understanding of residential building techniques, codes, and regulations would be considered an asset.
