Job Description:
We are currently seeking an experienced Assistant Resident Manager for a 396-unit rental apartment property in Edmonton. As this is a key role in the company, the successful Applicant will have extensive experience with residential management, administration, tenant communications, and tenant engagement. This is a part-time position of approximately 25-/+ hours per week, with flexibility for evening and weekend work, as needed.
Required:
3+ Years' experience managing a residential multi-family property.
A comprehensive working knowledge of the Alberta _Residential Tenancies Act._
High School Diploma or equivalent.
Must provide a clean criminal record check.
Driver's License and Vehicle.
Preferred:
Professional designation as a CPM or RPA.
RECA License in Property Management.
General:
Coordination of lease signing, move-in condition reports, scheduling move-ins, scheduling elevator reservations, and key organization.
Point of contact for new and existing tenants for all day-to-day operations.
Complete inquiries via telephone, email, and other means of contact, including conducting viewings, applications, and resolving any day-to-day items.
Routine site administration.
Collecting rent, including arrears, processing payments, and serving eviction notices, as required.
Inspecting suites when tenants move in and out and processing move-in/move-out reports.
Delivering of notices and tenant correspondence, as well as monthly renewals.
Maintain site administration forms and onsite preventative maintenance documents.
Maintaining regular, clear, and appropriate communication with upper management regarding all matters concerning their assets.
Administration of site security and key systems.
Processing paperwork and other tasks as assigned.
Leasing and Marketing:
Conducting viewings, processing applications, and engaging with prospects.
Available for evening and weekend viewing accommodation.
Conducting regular market surveys of rental pricing and making recommendations for pricing and incentives.
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancies.
Maintenance:
Preparation of appropriate preventive maintenance plans for assigned properties.
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
Sourcing appropriate third-party vendors to provide services to the property as required.
Conduct regular inspections of the properties to ensure first-class operations are maintained.
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
The duties of an Assistant Resident Manager encompass all facets of ensuring that the property is run efficiently and effectively, with the highest regard for the satisfaction of the Tenants and the Company. As such, no list of duties should be considered all-encompassing, and a spirit of ownership is expected.
